Floorplan help?

I need to hire someone for ideas with my layout. This is the proposed idea and current situation. But I am confused which room to make dining, living, etc... kitchen needs help. Right now the fireplace room and living area are not open to each other- but the possibility is there.

It would be helpful if you had a scaled drawing of the existing space that includes all dimensions on it (not just basic width/length of spaces - but includes the widths for all windows/doors/doorways/fireplace/etc.) Also, it would be helpful if there was a scaled drawing of the existing house (as is). I know that you are planning on removing some of the walls - but having a drawing that shows everything "as is" will help everyone understand where the space as it currently exists (not just some photos of how it currently looks).

Also, in your drawing that you've posted, you've removed some of the existing walls - do you know that those walls are able to be removed (load bearing vs. non load bearing walls)? Also, do you know if the soffits in the kitchen are able to be removed (are they empty - if not, what runs through them)? Are doors/windows able to be relocated and/or removed?

Post a comment that includes the scaled drawing (with all dimensions) of the existing home + explain how many people will be living in the home + any specific wants/needs.

If you provide information on what type of rooms you need (for example, do you need a home office on the first floor? Do you want a formal dining room in addition to a dining space for every day use?) + the scaled drawing of the space in its current condition, people will be able to provide suggested layouts for you.

Please don't put a pocket door on a powder room that is visible from several rooms in your house! Use a swing door that opens out.

Agreed - existing layout would be helpful and knowledge of what rooms you need.

An architect, because the stair location is your first problem, along with the access from what I assume to be the garage.

If that is the "new "/shrinky" locale for the powder room? No.....: )

A fireplace room IS a living space......and you don't know how open it can or can not be

Is there an app that will draw the current layout for me? Get all measurements?

A tape measure, graph paper, a sketch and every dimension. Walls , windows , openings,every variety of "Open" .You can get a LASER measure for wall to wall at Home Depot....... But for over thirty years I've used a lowly 30' Stanley tape measure.

Get a friend to help.

Honestly , a project this large, merits an architect, and knowing what walls bear a load, which may require a structural engineer as well.

(I might add, a computer program, before you can use a tape measure is a bit like a calculator, before second/third grade math and the flash cards : ).
