Are you purchasing a sofa or sectional? You mentioned a sofa in your dilemma but you're showing a sectional in your 3D.

In any event - a sofa with 2 swivel chairs might be the way to go.

I don't understand putting the dining table across a room from the kitchen.

Why is that bump out (focal wall) there? Can it be removed?

I don't understand a fireplace that is not a focal point.

So I would flip those two 'rooms' and put the sofa where the table is so somehow one could set up a space where the fireplace and TV can both be seen (No not suggesting the TV over a wood burning fireplace). A sectional will give you a lot less options for furniture placement so I too would hope the rendering isn't representative of your future furniture. The office area is a great use of that octangular room. Such a cute space and yet not real useful practically when every inch counts. People imagine a chase lounge reading the day away when one finds these spaces but not many can afford to use sq footage that way.

You really need to measure the space and post a little sketch for realistic feedback on what will work.

What size is your sofa and did you buy a sectional already?

How many of you live here, need to sit regularly, dine regularly?

I understand the utility of having a dining area next to the kitchen. But I have a large dining and living room combined and my dining area is in the far space because I wanted the table situated near the windows. It still works.

I would consider a dining area that is a whole room away from the kitchen to be a major PITA too.

Do you already own a sectional? If not, don’t get one. A couch and two chairs are way more functional, especially when entertaining.
