not a pro but an expanded room isn't always better - would you keep your TV on the same wall and just move the sofa back (which wouldn't be great) or would you change the orientation or layout of the room?

Sorry, please forget furniture layout as it's not accurate.

There will be no wall between kitchen and living and 55' TV will go in the left corner of the house on a small diagonal wall (symetrics windows on each side walls).

I'd measure everything out with to scale furniture - it's easy to end up with an awkward room and 1/2

Maybe start over with a plan that works and has the rooms/dimensions you want ...

I hope you can make this out. Remove the wall between the kitchen and living room, extend the living room and make the island bigger.

IMO a too small house for what you want. . I assume the stairs go to a basement . My advice make the basement a media room space then show us where your other exit is from the house for sure. Make sure you have at least one basement window that can be used to escape and put one kids room downstairs if possible. Come back with the proper floor plan and in the meantime make sure all things you add are in scale to the space. I do not think a round table is abetter choice for dining since you would need a 54" round table to even be able to squeeze in 6 and thta would not allow 3' all around the table . I think to expand that LR could be a good idea but keep in mind then there is a wall where you do not have one making the space feel smaller. BTW none of the closets are walkins and that one tiny bedroom does not have a closet so in most places in the US cannot be called abedroom. Is this some stock plan or is being designed for you? I assume this entry serves guests and family , where is the other entry and the garage or carport?

First, I am in Canada and this the plan we purchased to build our new house. We'll be giving it to a contractor once we close the sale on the lot we want.

We're 2 old adults only, and we don't need a larger house. Smaller bedrooms serve as offices, we'll switch one bedroom to smaller room to have a larger bathroom because I want W/D on main floor.

We'll also have a basement (with windows) for storage and a guest bedroom there, even if we don't have visitors often to say the truth. Garage will be attached to the right side of the house with access to basement.

My question was really what to do with front porch ? or lack of if we want to keep the house rectangular (easiest to build).
