My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Fireplace square insert. Would do granite or slate surround not tile. Matte finish on surround with hearth inset into floor so you don't trip

Stone fireplace. Surround on whole wall. This is an update on traditional in my mind. Doesn't feel super modern to me. You could still run a long mantel above this. I like the honed black/gray
