S - Of all the houses I’ve seen on Houzz this is the one I most want to move into. Some of the finishes are too gray for me but I like the mixture of tones and texture. I like mixing finishes that compliment and “go” without looking matching. It’s contemporary and sophisticated but relaxed and warm. Visual interest without visual overload. Both smooth and rustic, light and dark, minimal enough and clean with good use of negative space. It’s the type of house I would want to linger in. I like contemporary flat panel bathroom cabinetry but in the kitchen with larger areas of cabinetry I like shaker for softness and depth. B - a little too contemporary for me.
S - Beautifully receded TV. Just add FP. B- sophisticated and contemporary but too clean, needs texture and warmth
Foyer interest with good lighting. I’m concerned that our entry will be a rather unwelcoming hallway but this feels bright and gracious with good “pop”.
Small unique items, love pencil sketches earthy global minimal but not stark needs lighting

B - Varied seating styles. Conversational. Benches and storage under windows.
B - Mixture of fabrics and colors. Dark background for TV and FP.
B - TV is blends into background. Long FP prevents top-heavy look. Not crazy about mantle. Like the tones and materials. S- I worry this is too heavy for a smaller space with lower ceilings. Like linear fireplace but would soften this with floating cabinetry with shelves and lighting. Need some living room storage for board games, blankets, etc. just more texture and softer.
B - Interesting wall to keep tv blended. Like floor.
B- Warm and contemporary. Slab table adds natural, organic element. A little to geometric and sharp.

Floating asymmetry with minimal number of items. Trying to avoid this monolithic look on FP wall. I like adding layers of lighting in the living room to create a brighter effect without using overhead lighting which I find to be harsh. Like warmth. Not the furniture. Just the tones here. The cabinets soften, are functional and can bring kitchen wood/tones down through the other end of the large open space to tie it together. Prefer floating cabinets with lighting. Really trying to create a SOFT contemporary feel.
Casually sophisticated warm, neutral, symmetry, textured, but I don’t like the stone. Overall , too farmhouse (chandelier, stone, fireplace, mantle, ceiling) for me but some of the modern rustic intention is nice. I would describe this as modern farmhouse. Like organic feel.
B - Mixed textures and fabrics with some leather. Functional ottoman/table.
S -I like the textures and contrast in this room along with the lighting in the shelves. The dark center with the fireplace and television helps it to recede when it’s not on. This is clean, neutral, and feels a little rustic and restful to me. Subtly sophisticated but still inviting. I love the low installation of the fireplace but would like the television lower for comfortable viewing. I noticed the television is angled downward for better viewing. We both really like a bit of black. I really don’t like the tables, sort of block like and heavy. Not into tufted furniture but the wood and black leather armchairs are nice. B- Like the small hearth that carries over to, and anchors the built in shelves.
S - Second photo of same room. Inviting warm interesting fireplace surround. This photo shows a bronze tile effect behind tv and fireplace. Furnishings are not my favorite. Brad - Like hearth carried over into lower shelf. Connected and grounded.

Interesting fireplace Frame TV. This room has very high ceiling and the fireplace wall makes the room seem more intimate and cozy. Brad - Like mixed wood tones. A little busy and overly symmetrical.
I like lighting the shelves. Overall this room is too traditional for me but I like that they tried something with the fireplace. Sconces next to the television seem like they would create poor viewing.

Like nothing here. Too cold and far too much visual clutter. I love using negative space.
Clean neutral modern warm with pops of black. Nice use of negative space. The chairs don’t look comfortable. Pretty cabinetry. Softly textured. Would add lighting under cabinet for soft evening glow. B- Like tones but white walls feel cold, too white black and brown.
Warm and sophisticated but feels too imposing and formal and not inviting. The cabinet drawers look like file cabinets. I like the idea of drawers in the living room for blankets and board game storage but the ones in this photo look too much like an office. Floating asymmetry in the shelves would be more our taste. The black marble is too much for me. Overall too slick.
