Courtyard, master, interesting garage arrangement
Interesting layout: Love the sort of U-shaped layout with the living area on one side, family room and courtyard in the middle, and bedrooms on other side. On this lot, the master patio hangs over the hill - keeps critters from coming in if door open. Do not like the distance between the garage, laundry room and kitchen.
Two pantires -one for food, etc., and the other for dinnerware, serving pieces, etc.
Like a lot about this floor plan - entry opening to living room with view, master that has two closets which seperate bedroom from bath, dining room in front. Would not want a sun room and don't care for garage placement. Would like a butler's pantry.

Love this layout - obviously way bigger than we would build, but like how all the rooms are open to the outdoors. Especially like the entry/living/family room area. Also the upstairs study andexercise areas. Con is the distances from garage to kitchen.

The idea of an entry that faces right into a courtyard/patio area is interesting. Creates a little more privacy for living areas and a view to the outside.
