This project was a complete renovation. It was the first project a newlywed couple did together. In one of the first meetings we all agreed we loved the Osborne and Little striped polka dot fabric (pillow on the chairs and sofa). The room grew from there. A main objective was to enhance the view of Central Park all the way to the Palisades. We kept the walls light and the upholstery monochromatic, except for a dash of off white in the Hugues Chevalier (Ying Armchair). The area rug is large and almost square we had it made by Royce wool carpets. Joanne and Bill Riley custom designed it. The background was kept the blue of the upholstery further grounding the space yet keeping it quiet enough with only red and gold accents (there are actually 9 colors in the rug, but they are the same hues as the 3 main colors) The wood of the dining area adds a solid feel. (Table and chairs by Stanley furniture) Along the long wall is a 20' built-in with a Costa Smerelda granite counter top, as. storage space is at a premium in NYC. There is enough room for a small bar area on the left, dining area storage in the middle and to the far right. Also, in the middle is a 50" TV that comes up out of the granite and audio equipment. Above the built-in are wall to wall mirrors with glass shelves hanging from them. This keeps an open and spacious feel. The accessories keep it welcoming. The wall sconces (also on the mirrors) are by Currey and Co. The large crown molding and the high gloss ceiling add to the subtle drama. The small custom wood cabinet is made of Claro Walnut with ebonized Ash legs and handles by Hubel Handcrafted. It sits between the window and the door keeping you centered in the space. All in all an easy space to enjoy!

Project: Palazzo Margherita Bernalda Restoration Elements used: Encaustic Tiles, Antique Limestone, antique stone fountain, antique stone fireplace. Discover the cuisine, wines and history of the Basilicata region at the luxurious Palazzo Margherita. Set in the village of Bernalda, the well-preserved villa is close to the region’s white-sand beaches and the famed Sassi caves. The property was recently renovated by the Coppola family with decorator Jacques Grange, imbuing its luxurious traditional interiors with modern style. Start each day of your stay with an included breakfast, then head out to read in the courtyard garden, lounge under an umbrella on the terrace by the pool or sip a mimosa at the al-fresco bar. Have dinner at one of the outdoor tables, then finish the evening in the media room. The property also has its own restaurant and bar, which are open to the public but separate from the house. Traditional architecture, lush gardens and a few modern furnishings give the villa the feel of a grand old estate brought back to life. In the media room, a vaulted ceiling with ornate moldings speaks to the home’s past, while striped wallpaper in neutral tones is a subtly contemporary touch. The eat-in kitchen has a dramatically arched Kronos stone ceiling and a long, welcoming table with bistro-style chairs. The nine suite-style bedrooms are each decorated with their own scheme and each have en-suite bathrooms, creating private retreats within the palazzo. There are three bedrooms with queen beds on the garden level; all three have garden access and one has a sitting area. Upstairs, there are six bedrooms with king beds, all of which have access to either a Juliet balcony, private balcony or furnished terrace. Wooden Classicism Nesbitt House – Seaside, Florida Architect: Robert A. M. Stern Builder: O.B. Laurent Construction E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida. Challenges: The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork! Solution: Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.” The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. Most design showhouses are properties for sale, and each designer creates a space for viewing. It’s a great way to market the property and the designer. However, the Kingston Design Showhouse in the Fall of 2019 was at Historic Wiltyck House in Kingston, New York, that's partially used as an Airbnb and home for the owners. The room I designed is the homeowner's private dining room; therefore, we took their taste and needs into account, especially on architectural decisions. The overall style is a mixture of modern and traditional, feminine and masculine, and moody and bright, lots of depth but not overwhelming. The architecture serves as a canvas for the furniture showcased during the exhibit and then the homeowner's furniture that will occupy the space afterward. Small details such as replacing or refinishing the doorknobs, replacing the switches and outlets were not forgotten. Then more significant details such as the wallpapered ceiling, new ceiling medallion, and light fixture make a tremendous impact on the space. The wall paint is neutral enough but adds depth with its medium tone gray. Then we added a white border and mauve painted trim as an interpretation of the crown molding that's missing. During the exhibit, we had local makers from the Hudson Valley well represented through furniture, accessories, art, and floral arrangements. All are makers that I love and want to share with you; without them, the room wouldn’t be as lovely as it is.

These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. We transformed this room from an outdated southwest style space to this elegant Spanish style living room. The fireplace was redesigned and an arched passage to the dining was added to better define the spaces. The balance of materials that help create this space are the old world terra cotta tiles, smooth plaster walls, hand carved stone fireplace and rough wood stained ceiling.
