This lovely little modern farmhouse is located at the base of the foothills in one of Boulder’s most prized neighborhoods. Tucked onto a challenging narrow lot, this inviting and sustainably designed 2400 sf., 4 bedroom home lives much larger than its compact form. The open floor plan and vaulted ceilings of the Great room, kitchen and dining room lead to a beautiful covered back patio and lush, private back yard. These rooms are flooded with natural light and blend a warm Colorado material palette and heavy timber accents with a modern sensibility. A lyrical open-riser steel and wood stair floats above the baby grand in the center of the home and takes you to three bedrooms on the second floor. The Master has a covered balcony with exposed beamwork & warm Beetle-kill pine soffits, framing their million-dollar view of the Flatirons. Its simple and familiar style is a modern twist on a classic farmhouse vernacular. The stone, Hardie board siding and standing seam metal roofing create a resilient and low-maintenance shell. The alley-loaded home has a solar-panel covered garage that was custom designed for the family’s active & athletic lifestyle (aka “lots of toys”). The front yard is a local food & water-wise Master-class, with beautiful rain-chains delivering roof run-off straight to the family garden.

Once dark living spaces were modernized by removing a low-hanging beam in the kitchen, adding skylights for natural light, and eliminating the fireplace to create a more functional entertainment space. Finally, new landscaping reflecting the client's heritage and some of the home's architectural elements, creates a harmonious indoor-outdoor flow. This custom built Nantucket style shingle waterfront home is located on Long Island Sound in the Greenwich area. The exterior walls of the first floor are clad in large river stone with deep inset joints. The second floor exterior is cedar shingles. This front view of the home (street facing) showcases a large and inviting covered main entryway, side entry and widow's walk. The roof incorporates both shed dormers and gables. White trim, dark shutters, grey cedar shakes, with a river stone first story give this new home historic, classic feel. This project won 'Best Custom Home' from Connecticut Builder in 2014.

Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The home reflects the tastes of the owners, who remained involved through every step of the process. Natural light is well utilized, the open layout provides ease in entertaining and in day to day living, and the views are captured from assorted vantage points. Personalized accents abound throughout the property--- warm wood flooring, stone accents--- both inside and outside of the home, a kitchen with clean lines and efficient storage space, and a butler’s pantry. The design of the property is aesthetically pleasing, creative, and functional; most of all, it fulfilled the visions of the clients.

This large side yard in the Lakeshore Historic District was redeveloped into a natural woodland clearing. Stormwater from the roof has been directed through a steel runnel into a native rain garden where it replenishes the cistern for a bubbling stone fountain. Weathered concrete slabs act as a thread from a firepit seating area, across the rain garden to the rear yard. Additional 1 bedroom apartment on ground level perfect for an in-law/au pair suite or collect monthly rent. 843 Garden Street is in a non flood zone that is close to everything Hoboken has to offer like NYC transportation, restaurants, parks, nightlife and shopping.

This challenge became an opportunity to create a residence that better suited the family’s needs — with three bedrooms on the second floor and a ground floor in-law suite. Drawing references from the previous Eichler-inspired house, the new iteration features glass walls and expressed structure that recalls a midcentury design that is entirely modern. The great room opens onto the garden, where a raised terrace provides outdoor living space. Wraparound planters and tiered stairs ease the transition between levels, allowing the home to blend seamlessly into the neighborhood.

Replicating the feel of New Zealand’s Blanket Bay Resort was achieved through the thoughtful selection of hardscape materials: large bluestone pavers for the expansive terrace, as well as impressive granite boulders, outcropping stones, and steps.

Designed as a “table rock” feature, it creates soothing sound and visual movement while anchoring the landscape’s natural side. It’s a conversation piece as much as a sensory experience. Just steps away is a personal putting green and a custom basketball half court, both thoughtfully illuminated for day-to-night enjoyment. The putting green rolls true, edged with boulders and sand pits, while the court boasts pro-level surfacing under bright, architectural pole lighting. The surrounding landscape design ties it all together. Carefully chosen plantings bring color, texture, and balance to the clean stonework and turf areas.
