Georgia Coast Design & Construction - Southern Living Custom Builder Showcase Home at St. Simons Island, GA Built on a one-acre, lakefront lot on the north end of St. Simons Island, the Southern Living Custom Builder Showcase Home is characterized as Old World European featuring exterior finishes of Mosstown brick and Old World stucco, Weathered Wood colored designer shingles, cypress beam accents and a handcrafted Mahogany door. Inside the three-bedroom, 2,400-square-foot showcase home, Old World rustic and modern European style blend with high craftsmanship to create a sense of timeless quality, stability, and tranquility. Behind the scenes, energy efficient technologies combine with low maintenance materials to create a home that is economical to maintain for years to come. The home's open floor plan offers a dining room/kitchen/great room combination with an easy flow for entertaining or family interaction. The interior features arched doorways, textured walls and distressed hickory floors.

This client wanted their Terrace Level to be comprised of the warm finishes and colors found in a true Tuscan home. Basement was completely unfinished so once we space planned for all necessary areas including pre-teen media area and game room, adult media area, home bar and wine cellar guest suite and bathroom; we started selecting materials that were authentic and yet low maintenance since the entire space opens to an outdoor living area with pool. The wood like porcelain tile used to create interest on floors was complimented by custom distressed beams on the ceilings. Real stucco walls and brick floors lit by a wrought iron lantern create a true wine cellar mood. A sloped fireplace designed with brick, stone and stucco was enhanced with the rustic wood beam mantle to resemble a fireplace seen in Italy while adding a perfect and unexpected rustic charm and coziness to the bar area. Finally decorative finishes were applied to columns for a layered and worn appearance. Tumbled stone backsplash behind the bar was hand painted for another one of a kind focal point. Some other important features are the double sided iron railed staircase designed to make the space feel more unified and open and the barrel ceiling in the wine cellar. This scullery kitchen is located near the garage entrance to the home and the utility room. It is one of two kitchens in the home. The more formal entertaining kitchen is open to the formal living area. This kitchen provides an area for the bulk of the cooking and dish washing. It can also serve as a staging area for caterers when needed. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used thorughout the space and highlited by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames Lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappucino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. The living room in this mid-century remodel is open to both the dining room and kitchen behind. Tall ceilings and transom windows help the entire space feel airy and open, while open grained cypress ceilings add texture and warmth to the ceiling. We basically squeezed this into a closet, but wow does it deliver! The roll out shelf can expand for folding and ironing and push back in when it's not needed. The wood shelves offer great linen storage and the exposed brick is a great reminder of all the hard work that has been done in this home! Joe Kwon

Rock outcroppings make a striking background for new lounge areas in this compact Los Angeles hillside garden. Working with the attributes of the site, we added native plants to drape over the stone, and converted hollowed stone planters into a firepit and water feature.
