Interior Designer Rebecca Robeson designed this downtown loft to reflect the homeowners LOVE FOR THE LOFT! With an energetic look on life, this homeowner wanted a high-quality home with casual sensibility. Comfort and easy maintenance were high on the list... Rebecca and team went to work transforming this 2,000-sq.ft. condo in a record 6 months. Contractor Ryan Coats (Earthwood Custom Remodeling, Inc.) lead a team of highly qualified sub-contractors throughout the project and over the finish line. 8" wide hardwood planks of white oak replaced low quality wood floors, 6'8" French doors were upgraded to 8' solid wood and frosted glass doors, used brick veneer and barn wood walls were added as well as new lighting throughout. The outdated Kitchen was gutted along with Bathrooms and new 8" baseboards were installed. All new tile walls and backsplashes as well as intricate tile flooring patterns were brought in while every countertop was updated and replaced. All new plumbing and appliances were included as well as hardware and fixtures. Closet systems were designed by Robeson Design and executed to perfection. State of the art sound system, entertainment package and smart home technology was integrated by Ryan Coats and his team. Exquisite Kitchen Design, (Denver Colorado) headed up the custom cabinetry throughout the home including the Kitchen, Lounge feature wall, Bathroom vanities and the Living Room entertainment piece boasting a 9' slab of Fumed White Oak with a live edge. Paul Anderson of EKD worked closely with the team at Robeson Design on Rebecca's vision to insure every detail was built to perfection. The project was completed on time and the homeowners are thrilled... And it didn't hurt that the ball field was the awesome view out the Living Room window. In this home, all of the window treatments, built-in cabinetry and many of the furniture pieces, are custom designs by Interior Designer Rebecca Robeson made specifically for this project. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

From the doorway of the master bedroom, the entertainment loft appears to hover over the living space below. Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's). While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Inspiration for a large industrial medium tone wood floor family room remodel in DC Metro with a tv stand, white walls and no fireplace

Once apon a time I was a scary basement located in a congested section of Cambridge MA. My clients and I set out to create a new space inspired by France that could also double as a guest room when needed. Painting the existing wood joists and adding bead board in between the joists and painting any exposed pipes white celebrates the ceiling rather than trying to hide it keeps the much needed ceiling height. Italian furniture, books and antique rug gives this once basement a very European well travelled feel.

Photos are of one of our customers' finished project. We did over 90 beams for use throughout their home :) When choosing beams for your project, there are many things to think about. One important consideration is the weight of the beam, especially if you want to affix it to your ceiling. Choosing a solid beam may not be the best choice since some of them can weigh upwards of 1000 lbs. Our craftsmen have several solutions for this common problem. One such solution is to fabricate a ceiling beam using veneer that is "sliced" from the outside of an existing beam. Our craftsmen then carefully miter the edges and create a lighter weight, 3 sided solution. Another common method is "hogging out" the beam. We hollow out the beam leaving the original outer character of three sides intact. (Hogging out is a good method to use when one side of the beam is less than attractive.) Our 3-sided and Hogged out beams are available in Reclaimed or Old Growth woods.

Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain
