Our client wanted their dream home to be an informal place where they could easily entertain and enjoy themselves. We were awarded the interior design and architectural specification package, which allowed us to recommend substantial alterations prior to construction, including raising the ceiling height, removing walls, reconfiguring rooms and entrances, and specifying appealing ceiling, wall and flooring treatments. In this dining room, we added a partial wall and a dark, wood stained transition arch. The partial wall increases the feel of privacy in the room. We cut wallpaper into squares and turned each square when hanging it, to create a subtle, textured visual effect. Each corner has nail head accents. We added a gothic-inspired valance to the window treatments and integrated the drapery cornices into crown molding. A new home can be beautiful, yet lack soul. For a family with exquisite taste, and a love of the artisan and bespoke, LiLu created a layered palette of furnishings that express each family member’s personality and values. One child, who loves Jackson Pollock, received a window seat from which to enjoy the ceiling’s lively splatter wallpaper. The other child, a young gentleman, has a navy tweed upholstered headboard and plaid club chair with leather ottoman. Elsewhere, sustainably sourced items have provenance and meaning, including a LiLu-designed powder-room vanity with marble top, a Dunes and Duchess table, Italian drapery with beautiful trimmings, Galbraith & Panel wallcoverings, and a bubble table. This classic traditional kitchen works perfect in this Tudor home. The previous kitchen was knotty pine and very country. Our client was looking for a modern kitchen that would fit with the traditional exterior of the home. The white perimeter cabinets we took to the ceiling and stacked for a clean line and maximum storage. The large island is perfect for prep work and serving a large buffet when entertaining. The paneled appliances keep the kitchen clean and blend into the adjoining cabinetry. A few special details we included are the pull-out shelves in the built-in pantry, for easy access to the items that usually get lost in the back, and a shallow top drawer under the cooktop, for utensils. This kitchen is perfect for our client.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Klopf Architecture and Jesse Ososki Art remodeled an existing Eichler atrium home into a brighter, more open, and more functional version of its original self. The goals were to preserve the Eichler look and feel without the need to strictly adhere to it. The scope of work included re-configuring the master bedroom/bath, the kitchen, and the hall bath/laundry area, as well as updating interior finishes throughout to be more sophisticated. The owners are detail-oriented and were very involved in the design process, down to the selection of lighting controls and stainless steel faceplates.Their design aesthetic leans toward the Scandinavian — light and bright, with simple straight lines and pure geometric shapes. The finish flooring is large porcelain tile (24” x 24”) in a neutral grey tone, providing a uniform backdrop against which other materials can stand out. The same tile continues into the shower floor (with a different finish texture for slip-resistance) and up the shower/tub walls (in a smaller size). Heath Classic Field ceramic tile in Modern Blue was used sparingly, to add color at the hall bath vanity backsplash and at the shampoo niches in both bathrooms. Back-painted soda glass in pale blue to match the Heath tile was used at the kitchen backsplash. This same accent color was also used at the front entry atrium door. Kitchen cabinetry, countertops, appliances, and light fixtures are all white, making the kitchen feel more airy and light. Countertops are Caesarstone Blizzard. The owners chose to keep some of the original Eichler elements: the concrete masonry fireplace; the stained tongue-and-groove redwood ceiling decking; and the luan wall paneling. The luan paneling was lightly sanded, cleaned, and re-stained. The owners also kept an added element that was installed by a previous owner: sliding shoji panels at all bedroom windows and sliding glass doors, for both privacy and sun control. Grooves were cut into the new tile flooring for the shoji panels to slide in, creating a more integrated look. Walnut was used to add warmth and contrast at the kitchen bar top and niche, the bathroom vanities, and the window sill/ledge under the kitchen window. There's a fine line when trying to accomplish this. You want the updated look to not compete with the traditional architecture of the home or an existing traditional piece of furniture that you may still want to reuse. The living room was updated with the use of white drapery sheers and metal 1/2" blinds. The metal was tied into the space by the new coffee table, end table and metal framed art. The traditional end chair in the plaid fabric was an original piece. The chair needed help blending into the space. To accomplish this, the paisley pillows were added to the new sofa. In addition, the storage basket and rug adds a traditional-style flare to the room so the chair doesn't feel like the only traditional piece in the room. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used. This zen bedroom is a mix of calm beige's with espresso trim accents and a dash of orange. The custom upholstered headboard is made by Avery Boardman in a Clarence House mohair. The platform bed (with storage underneath) has an extended edge that helps lead the eye into the suspended nightstands that have a raised glass top. The shoji panels were custom made by Cherry Tree Designs. We matched the design of them on the frosted glass on the bathroom pocket door. Under the exterior window treatment are roman shades that are made of light proof and sound deadening material. My client travels and wanted to be sure he can make a nighttime feel at any time of the day. The area rug is a neutral low pile looped wool rug that is very durable, soft and just the right look. The accent stool is upholstered in an Ultrasuede material and is used for putting on shoes, etc. To add a touch of drama we found an abstract colorful print for above the bed. All in all a room that is beautiful and custom fitted to the clients dream.

Enclosed dining room - large transitional carpeted enclosed dining room idea in Chicago with no fireplace and blue walls

Serenity is the name of the game in this cool hued traditional master bedroom layered in shades of gray. Light grey paint covers the walls and ceiling and is accented by clean white trim. Linen draperies in a toile pattern are suspended from polished nickel rods. An antique white French bed stands on a grey and navy rug that gracefully covers the walnut stained floor. The bed’s headboard and footboard are upholstered with gray linen that coordinates with the lush bedding layered to create sumptuous texture. A pair of bedside tables with stained wood tops are home to a pair of porcelain lamps. At the foot of the bed stands a Williamsburg blue tufted leather bench with charcoal gray legs. A gold sunburst mirror hangs above the bed providing a bit of glam while accentuating the vaulted ceiling. A four paneled upholstered screen trimmed with silver nails stands in one corner, while a comfortable chaise in a blue geometric pattern beckons from another. A white garden seat stands nearby.
