The picture shows an Travertine patio that was installed at a property in Hackney E5 around ten years ago and it had never been sealed. Over the year’s pollution and weather etc had taken its toll on the stone leaving the travertine stained with lichen, dull and grey as opposed to their original white/cream colour. Had the patio been sealed it would have provided some protection from the elements. I conducted an initial visit where I tested several products to see what would be the most effective and establish what was required. Using that knowledge, I followed up with a written quote which was accepted, and a date arranged to complete the work. We have adopted new working practices since the COVID-19 epidemic so we can work safely inside or outside but given the excellent weather this year this was an ideal and much easier to maintain social distancing. During day 1 on site I started by sweeping away loose stones and other debris you typically find on patios. Then Tile Doctor Patio and Brick Driveway cleaner was applied neat to the stone and left for two hours. This is a very strong product designed for use by professionals which cuts through the dirt and was ideal for this situation. There are certain precautions you do need to take when using it such as wearing PPE and you must keep it away from ponds etc. Using water to lubricate, the solution was then scrubbed into the stone using a coarse 200-grit pad fitted to a rotary machine and followed up with a lot of rinsing and extracting with water and a wet vacuum. To refine the surface after the coarse Travertine the 200-grit pad I followed with 400, 800 and then 1500-grit burnishing pads in sequence rinsing with water and extracting after each pad was applied. This process is known as burnishing and closes the pores in the stone giving it a polished appearance. By this point the Travertine looked way better and we were starting to get the smooth finish back. The weather held so the following morning a 3000-grit polishing pad was applied dry to the stone using only a little water. This brings up the appearance of the stone even further and has the added advantage of leaving it dry and ready for sealing. The client wanted a natural appearance so two coats of Tile Doctor Ultra Seal were applied to seal the stone. Ultra-Seal is an impregnating sealer that soaks into the stone, protecting it from within yet without changing the appearance of the stone leaving a completely natural look. The client very happy with job and now proud so show off her revamped patio. They hadn’t realised that the patio should have looked like this from the start. For aftercare I recommended they use Tile Doctor Stone Soap, many day to day cleaning products you find in supermarkets can strip off a sealer so if your using something else do check the label first. When we got a green light from the designer and the customer after their acceptance of our shop drawing, we started fabrication of those custom made cabinets. During fabrication some changes were made, the designer wanted to gain as much space as possible so the contractor had to open up some additional walls where all electrical and plumbing pipes were hidden. By doing that, we had to resize some of the cabinets, which resulted in change an order. The kitchen cabinet fronts had a custom profile which was very unique. All of the custom cabinets were made of pre-finished maple inside and satin lacquer fronts outside. Drawers slides were by Blum under mount soft close; cabinet doors hinges by Blum soft closing. The upper cabinets got under mount LED lights. Living room units were made of pre-finished maple inside and primed outside only; the client wished to apply wall paint on them rather than lacquer that we use to make sure it blends in with the walls leaving rough surface. Overall, we did a fantastic job. Just a small hint to everyone, before you make any decision think first before it might get more costly later.

Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. He assured me he was confident in his ability to sell my property without over promising and I was skeptical, but boy did he deliver on that promise, and some. Let’s start with the brochures. Sotheby’s brochures blow everyone else out of the water. A piece of paper, with black and white photos, gets lost in the bottom of a purse, or garbage bin, but a Sotheby’s brochure is a piece of art. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. This alone sets Sotheby’s far above the rest by doing more than photocopying a sheet of paper to leave an impression. Very impressed. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Steven insisted he would not allow his clients to have an open wallet, while the buyer’s realtor pushed harder and harder. Steven never once showed how irritated or upset he was by this realtor’s aggressive nature and, in a calm voice, kept insisting an open wallet was not going to work. This was a little unsettling with three days left to lift the conditions and I wasn’t holding out much hope the deal would close. Things looked grim, but once again Steven’s abilities and strong connections shone through…. he found a back up buyer who presented an offer we could not ignore. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. Not only did I get my asking price but I no longer had to cover the repair expense. Steven was nothing but brilliant. I believe somewhere along the way Steven and I became friends. I look forward to a “Hi Jane” text from him that always makes me smile. I thoroughly enjoy his kind, caring, easy going nature and his wicked sense of humor. I like his Porsche too

Designer: Terri Becker Construction: Star Interior Resources For this luxurious kitchen remodel, we removed the marble counter tops and installed quartz counter tops with a waterfall edge for the island. We altered the cabinetry to accept new sub-zero stainless steel appliances, we painted the existing cabinetry a cool gray, added stunning structural porcelain Emser tile in the kitchen and wet bar for the back splash, installed 60" stainless steel under mount sink with two faucets. We installed a custom sliding barn door for the pantry.

We were contacted by a client from Formby asking for advice on how to remove a thick layer of floor leveller from her Quarry tiled floor. I suspect at some point in the past a previous owner had decided to cover the tiles with lino and a cement-based levelling compound was applied to level the floor first. My client had tried to remove it herself but found it very hard going and after realising she had quite a project on her hands decided to call us instead and see if we could help with the restoration. I worked out a quote for the client which would include removing the self-levelling compound, cleaning up the tiles and then sealing them to improve its appearance and protect it going forward. The quote was accepted, and a date agreed for the restoration to be completed which would take two days. We have a variety of tools that we can use for removing cement but in this case, I decided to use an air operated pin gun. The head of the gun has long pins of different length which are fired at the floor gently chipping away at the floor compound, this made short work of breaking up the cement so it could be swept away. A lot easier than the method the client had previously tried. With the floor clear of cement, it was given an acid wash with Tile Doctor Acid Gel scrubbed in with a buffing machine fitted with a black pad. The acidic formula cleans up the stone of old cement including fine particles of dust. Afterwards the gel was rinsed off the floor with water and extracted with a wet vacuum. We let the floor dry out overnight and returned the next morning to apply the sealer. For the best results, the stone needs to be dry so before sealing I always take several moisture readings with a damp meter to make sure. The results were good so the first of what would be three coats of sealer were applied to the floor. I used Tile Doctor Colour Grow for sealing, it is an impregnating sealer that works by occupying the pores in the store thereby protecting it from within, it also brings out the colour in the stone. Once done the floor looked great, the old self-levelling compound was gone and the rich colours in the tile had been restored. In fact is was only when finished did we realise these were in fact Baked Clay Quarry Tiles, minerals are added during manufacturing to give then colour, although 95% clay they are very tough like stone. The client was over the moon with the outcome, the floor had been restored to its’ former glory. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor in good condition. It is pH neutral so will ensure the newly applied sealer is not compromised and the floor will continue to look good for a long while to come. Andrew Robb Merseyside Tile Doctor

LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects. The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

In 2021, Reynard Architectural Designs accepted its first design project. Our team partnered with Tobars Dobbs to transform a tiny, abandoned ranch in West Atlanta into an expansive contemporary modern home. The first floor, existing brickwork, and main structure where kept in tact. The original ranch was a closed floor plan with 2 bedrooms and 2 bathrooms with an extended hallway. All the interior finishes, appliances and walls were removed to convert the home into an open floor plan that maximizes space on the first floor. The finished home is a modern contemporary design that doubled the number of bedrooms, created four accessible outdoor decks, and created a fresh look that balances simplicity with plenty of character. The home on Shirley Street takes advantage of minimalist/modern design elements, clean white countertops and cupboards that are complimented nicely by classic stainless steel finishes. The original ranch home was once confined and segmented. Now, an open stairway that is bathed in natural light leads to the main living space above. Low profile jack and jill vanity mirrors, a soaker tub with a view, and a spacious shower all highlight the serene master bathroom. The master bedroom makes great use of light with a small, private transom above the bed and easy outdoor access to a private patio deck behind the main sleeping quarters. A private getaway shaded by the surrounding live oaks is just what's needed after a long day at work. The home on Shirley Street features four of these private patio decks that provide additional entertainment and relaxation space.
