All in the Family
A Westchester NY home had an empty 1300 Square foot basement to renovate. The young family of four requested the space be multi-purpose.
The main room was for the adults to entertain family and friends with a Sports Theme. It included a unique bar designed with beautiful granite countertops, custom cabinetry and appliances. A pool table and dartboard provided grown up activity while a large high def. TV in custom built-in cabinetry was viewable from all parts of the room for watching sports and family movies. The cabinetry was designed to incorporate the window above the TV and showcase sports memorabilia that the couple had collected. Framed and signed jerseys were also hung on the wall. A 10’ x 6’ fully custom sectional was created for maximum seating and viewing.
A workout room, children’s playroom and full bathroom were also included in the space-planning for a multi-purpose destination that the whole family, especially the young girls, would enjoy.
Other important renovation details included the addition of steps and a cellar door leading up to the outside, larger windows to conform to egress code, walled in space at the perimeter of the main room to hide the mechanical equipment and for additional storage, and the use of porcelain “wood” tile for the floor in the children’s play area.

Welcome home to this luxe, modern, and inviting townhome in the heart of downtown Jersey City! We are ecstatic to see this project completed.
This 4-story multifamily underwent a major renovation and was transformed into a spacious and functional family home for our clients. Careful consideration of our client’s lifestyle and plans for the future dictated every design decision. They needed a space that would function well now that they are a young professional couple and a space that would nicely accommodate a growing family in the future. Greater emphasis was placed on common family spaces and bedrooms were designed exclusively for sleep with minimal room for work or study and without TV connections to discourage those activities from taking place in these spaces. Instead, common places such as the family room and the kitchen are inviting and foster those activities.
Due to sagging floors in need of extensive repair, it made more financial sense to replace them entirely. We took this historic house and by re-pitching the roof in an inverted form we were able to gain an overall 36” which we used for raising the floors. This, in turn, allowed us to bring the ground level up to code and be suitable for living space and gave us additional ceiling room on the upper floors. The ground floor was designed to be used as a rental unit and can be reincorporated into the home later when more space is needed.
Both front and back facades were replaced with timeless brick and vertical wood siding and all windows and front doors were replaced. The ground floor features a one-bedroom suite, living room, and open kitchen-dining area. On the first floor, we achieved a more effective entry sequence to the living room, an open-concept design leading to the kitchen. The interior is bright and airy, and the kitchen opens up to the deck in the back and the patio, making entertaining indoors and outdoors seamless. The design works in a way to accommodate the addition of a stair leading to the ground level when the rental unit is incorporated back into the house.
Up on the second floor, a suite with a bathroom was designed with grandparents or guests in mind. Also, two additional bedrooms are now being used as an exercise room and a zoom-worthy office but can later be used as kids’ rooms.
Last but not least, the third floor features the master suite with his and hers walk-in closets, a master bath, and a library.

Phoenix's food scene is vibrant and thriving, but also one of the most closely watched in the country. Health inspectors in Maricopa County are strict, and customers expect spotless dining spaces.
To stay competitive, restaurant owners and food vendors must stay on top of evolving health codes, sanitation protocols, and food safety benchmarks. That starts with a firm grip on restaurant cleaning safety standards. Ignoring sanitation rules risks more than bad reviews. It invites citations, customer complaints, and operational shutdowns.
Whether you're operating a food truck or a restaurant, following these Phoenix cleaning standards helps you stay compliant, pass health inspections, and build customer trust.
Importance of a Clean Phoenix Restaurant that Follows Food Health and Safety Standards
The restaurant industry in Phoenix operates under strict oversight. The Maricopa County Environmental Services Department conducts regular inspections, and violations can result in fines or closures. In this climate, restaurant cleaning is not just a hygiene standard. It is a business-critical measure.
Proper food handling and establishment cleaning protocols reduce the risk of foodborne illnesses, control pests, protect equipment, and keep your staff safe. Inconsistent practices, on the other hand, can quickly become liabilities.
Start With the Food Code
Phoenix food vendors must comply with the 2017 FDA Food Code as adopted by Maricopa County. This includes rules on:
- Sanitizing food-contact surfaces after each use
- Maintaining proper water temperatures for dishwashing
- Cleaning restrooms frequently and keeping them stocked
- Storing cleaning chemicals away from prep areas
- Daily: Wipe prep tables, mop floors, clean grills, sanitize cutting boards
- Weekly: Deep clean kitchen hoods, polish cooking equipment, disinfect drains
- Monthly: Check pest control measures, clean freezer coils, and inspect HVAC filters
- Using the right sanitizers and PPE
- Logging cleaning times and who performed the task
- Identifying signs of mold, grease buildup, or rodent activity
- Conducting thorough surface cleaning to ensure all food-contact surfaces are sanitized regularly
- Food-safe and non-corrosive
- Effective against norovirus, salmonella, and E. coli
- Clearly labeled and stored in original containers
- Seal gaps around doors and pipes
- Store dry goods in sealed, elevated containers
- Keep outdoor waste bins locked and distanced from entry points
- Record cleaning completion in real time
- Alert managers when tasks are missed
- Keep a historical record for inspections
- Is certified and understands the Arizona food codes
- Provides documented service reports
- Offers customized cleaning plans
- Offers flexible scheduling around your operating hours
- Cross-contamination prevention: Regularly clean food prep surfaces and tools, and use separate equipment for raw meats, vegetables, and ready-to-eat foods. Proper cleaning prevents any contact with food that could lead to cross-contamination and affects food quality.
- Temperature monitoring: While not directly related to cleaning, maintaining proper food temperature is essential. Hot foods should be stored above 140°F, and cold foods below 40°F. Regularly monitor temperatures and clean temperature gauges to ensure accuracy.
- Proper storage: Use clean storage containers and shelving for food storage, keeping items off the floor. Ensure all food is sealed and labeled to avoid contamination risks and comply with food safety standards.

My interior design solution for this Project was to produce a simple, clean environment on a tight budget. This young man is in the process of founding his own start-up in Silicon Valley. The uncluttered design is restful for a young man who spends a lot of his time in algorithms and codes. The shell is static by design, but the dynamic element is the park across the street, where there is always activity - trees rustling in the breeze, friends meeting in the park, and happy dogs bounding up the paths! Activity is also experienced on the large TV screen. And during the day, you can see the streets of San Francisco reflected in the screen.

The space measures 4,800 sqft on a spacious lot which includes a swimming pool giving our client a resort-like tranquil experience. High ceilings and spacious floor plans are always a challenge especially in a seismically active zone. Our structural engineering team designed beams and other members that meet the Los Angeles Building Code while staying within construction budget provided by the client. Grading activities were minimal and stormwater drainage was captured through various components which directed all rainwater effectively into the street. Whether you are an avid cook utilizing the gourmet kitchen or a businessperson working from your home office, this residence offers all the amenities needed to enjoy the space you live in.

Best Practices
To ensure your residential construction projects run smoothly and successfully, follow these essential best practices:
Setting Clear Project Goals and Milestones
Clearly defining what you want to achieve is the first step to success. Set specific, measurable, achievable, relevant, and time-bound (SMART) goals. This helps everyone involved understand what needs to be done and by when. For example, instead of saying "build a house," say "build a house with three bedrooms and two bathrooms within the next nine months."
Stakeholder Collaboration
Good communication is key to keeping everyone on the same page. Regular meetings with contractors, suppliers, and homeowners help prevent misunderstandings and ensure that everyone knows what's happening and what's next. This open dialogue also helps resolve issues quickly, preventing small problems from becoming big delays.
Using Data-Driven Insights for Decision-Making
Making decisions based on facts rather than guesses is crucial. Use data and analytics to understand project progress, identify potential issues early, and make informed decisions. For instance, if data shows that a particular material is consistently causing delays, you can plan ahead to avoid those delays in the future.
Proactive Risk Management Strategies
Things don't always go as planned, so being prepared is essential. Identify potential risks early and have a plan to manage them. This might include having backup suppliers, planning for weather conditions, or setting aside extra funds for unexpected expenses. Being proactive can prevent small issues from turning into major problems.

Another important story line revolves around Root, a psychopathic hacker who is determined to gain access to The Machine.
During season two, another organization of powerful business figures, Decima Technologies, is revealed to be attempting to gain access to the Machine. Carter vows vengeance against HR after they have her boyfriend, Detective Cal Beecher, murdered. Reese and Finch encounter Sameen Shaw, an ISA assassin, on the run after being betrayed by her employers.
Shaw learns about The Machine in the season two finale and subsequently becomes a member of Reese and Finch's team. In Season three, Carter delves deeper into her investigation of HR, eventually uncovering its leader; but she is killed. In his grief, Reese briefly leaves the team.
