Keyes Road is a two-storey, semi-detached red brick house dating to around 1890-1910. The focus of our work was on the ground floor where we were asked to improve the layout and use of the main living areas of the house, for an active family of four. Important to the design was to maximise the quality and amount of light as well as connection to the garden and flow to the rest of the house. Our proposal introduces three single storey extensions, comprising a central, large space that extends the main outrigger of the house. To each side are smaller volumes, affording a full width kitchen. While defining a series of discrete volumes, it was important for us to ensure that the kitchen, living, family and dining rooms that are interconnecting and continuous. The result is a big space punctuated by a series of differently sized arches, defining spaces to ensure their intimacy. It was important for our client to have a sense of warmth and comfort - perhaps not dissimilar to the qualities of a hotel lobby. The colour scheme of the rooms are warm white painted plaster, natural wood flooring with black, bronze and brass accents. Indirect and carefully placed light fittings pulls together the atmosphere of the rooms - particularly in the evenings. Externally, we felt it important to differentiate the extensions from the main house by using a dark, charcoal grey brick. This sets up a contrasting yet complimentary relationship to the rich red coloured brick house. The facets of the brick play with light and depth as do the graduated brick arches. During the design process, we grappled with floor levels, the direction of sunlight, and care to not encroach on the neighbouring properties. As the house is in a conservation area, we worked closely with our trusted planning advisor. Throughout, we pursued a sensitive design strategy, using pitched roofs, matching materials and careful detailing. Internally, many of the original details are intact. This has enabled us to create an eclectic ensemble of elements, colours and materials varying in age and period.

A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! "Gavin Dale is a registered building designer of works primarily focused within the rural landscape of western New South Wales. Origami House looks at the core idea of the iconic Australian rural shed in an exposed environment. Open spaces that contain the necessary activities of daily life that can be easily manipulated to provide for large family gatherings or quieter spaces of reflection. The residence sets out primarily to achieve the expectations of the clients and reinforce the rural context of corrugated iron and raw and robust building materials. Two rectangular ‘tubes’ were aligned to the North then slid apart. This provided for unobstructed views combined with effective cross ventilation. The gabled roof line folds along a branched ridge, which in turn creates a vanishing point for the internal timber lined ceilings. The simple palette of grey metal, Barestone and radial sawn timber blends with the subdued basalt geology and agricultural landscape. This robust exterior is warmed internally by local crushed granite rammed earth thermal mass spline walls. These walls separate bedroom and living spaces that reach out beyond the façade to integrate with the landscaping and provide the robust shelter and protection from the elements."

The building envelope was highly insulated and a greywater capture and reuse system was installed, significantly reducing water usage in tandem with drought-tolerant landscaping.

This project began with a young couple’s bold vision to transform a dated, traditional home into a modern, functional space that truly reflected their lifestyle. The property, a steel-and-glass structure, had a teal green exterior and outdated interior finishes more suited to classical architecture than the couple’s contemporary taste. Our approach was to create a seamless flow between spaces, opening up the kitchen to the rest of the main floor to take full advantage of the stunning views and enhance their love for entertaining. Custom millwork was introduced throughout to provide both aesthetic interest and practical storage solutions. The design also focused on creating a sanctuary in the primary suite, with a larger walk-in closet, a redesigned ensuite, and easy access to a rooftop deck overlooking the city. On the lower level, we reimagined the entrance to include a spacious mudroom, laundry room, and entertainment area, perfect for their active lifestyle and connection to the outdoors. A family of passionate athletes and sports aficionados embarked on a remarkable endeavor alongside our team and Studio M Merge. Their vision? New England Ranch Remodel This rambling mid-century house in Andover, MA was designed in 1952 by William Hajjar. Hajjar graduated from MIT in 1942, 40 years before Flavin Architects' founding principal, Colin Flavin enrolled there. In addition to his focus on designing houses, Hajjar was also active in research, and developed double glass curtain walls, an early innovation in making buildings more energy efficient. Our client had outgrown the original single-story house, and our challenge was to add a second floor without losing the low-slung character of the original massing. Our addition is set discretely at the rear of the house away from the street. We extended a rectangular bay window up to the new second floor, linking the new to the existing. To reach the second floor, we designed a new steel stair that wraps around the home’s original massive bluestone fireplace The second floor includes a master bedroom suite and study. The exterior color scheme is a striking contrast of charcoal siding and white painted concrete masonry units. In keeping with the spirit of Hajjar’s vision of energy efficient housing, the home features a generous number of south-facing windows to maximize passive solar light and heat.

This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time!
