This mudroom was formerly a sunroom, but the active family needed a place to take off shoes and boots, and unload school and work supplies. TreHus carpenters built a custom bench, bookshelf and coat rack on site with beadboard accents to match the new ceiling. Our participation commenced as a third-party observer for the mezzanine lender, who assumed control of the project when the original developer went bankrupt. Working both as architect and redevelopment manager, we led the following activities: • Forensic analysis of construction defects • Code analysis for egress and fire safety • Comprehensive façade renovation, including NYC Local Law 11 filing and Landmarks approval • Development of new metal-and glass exterior façade enclosure for two penthouse levels • Redesign of residential units to improve marketability and to meet code • Redesign of building lobby to improve marketability

The home’s previous layout was very choppy and the kitchen was closed off from the front of the house. To improve flow and connectivity we opened up a wall between the old kitchen and the front entry hall, The new mudroom/drop zone was strategically located at the intersection of front hall, kitchen and a side entry door that sees heavy use. A wood slat wall screens the area and adds visual interest. With an abundance of hooks and plenty of room for storage baskets, this compact space works overtime for this active young family.

The original kitchen was meant to accommodate staff only; revise room layout to accommodate the new owner’s active lifestyle. Remodel resulted in greatly improve storage capability in the space. It includes multiple appliances suitable for entertaining. The design team was conscious to keep the vintage character of the home in mind without designing specifically for the period of the house. This was done by incorporating very unique materials.
