The new design expanded the footprint of the home to 1,271 square feet for the first level and 1,156 for the new second level. A new entry with a quarter turn stair leads you into the original living space. The old guest bedroom that was once accessed through the dining room is now connected to the front living space by pocket doors. The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course. This 1966 contemporary home was completely renovated into a beautiful, functional home with an up-to-date floor plan more fitting for the way families live today. Removing all of the existing kitchen walls created the open concept floor plan. Adding an addition to the back of the house extended the family room. The first floor was also reconfigured to add a mudroom/laundry room and the first floor powder room was transformed into a full bath. A true master suite with spa inspired bath and walk-in closet was made possible by reconfiguring the existing space and adding an addition to the front of the house.

Location: Austin, Texas, United States Renovation and addition to existing house built in 1920's. The front entry room is the original house - renovated - and we added 1600 sf to bring the total up to 2100 sf. The house features an open floor plan, large windows and plenty of natural light considering this is a dense, urban neighborhood.

This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage.
