Poplar wood was utilized for these wine racks, only to be finished with a modern / contemporary touch of staining them completely midnight black. This wine room screams luxury with its clean lines and hybrid style utilizing metal, glass and wood in varying colors and styles. Designed , built, and installed by Vintage Cellars, this wine cellar keeps your interest with many styles of display and storage. Along the top, individual bottle storage is perfect for those longer termed holdings. Directly below showcases two tiered coved trays, perfect for putting those prized bottles front and center. The jet black wine racking contrasts beautifully against the sprawling natural wood flooring. Space was left inside this mid-sized wine vault / wine room / wine cellar to make room for a entertaining table - perfect for opening and decanting your favorite bottles with friends. Even with the comfortable spaciousness designed into this wine cellar, it still holds 800+ bottles easily. Vintage Cellars worked with Noe Design Co on this project. They did a fantastic job with the custom stainless steel framing, door, and glasswork.. A beautiful consistency was kept with the dark metal and wine racks. The combination of white and grey marble in the home bar / custom bar, the utilization of mirrors, subdued grey wall coverings, and sleek black furniture, metal, and wood all showcase elegance at its finest. The cooling system in this wine cellar / wine room / wine vault / wine closet / wine wall / glass wine cellar / glass wine room / glass wine vault / glass wine closet / glass wine wall / modern wine room / modern wine cellar / modern wine vault is ducted in to the ceiling to maintain a cool, calm, and quiet environment. Old World Mix of Spanish and English graces this completely remodeled old home in Hope Ranch, Santa Barbara. All new painted cabinets throughout, with glossy and satin finishes mixed with antiques discovered throughout the world. A wonderful mix of the owner's antique red rugs over the slate and bleached walnut floors pared with an eclectic modern art collection give a contemporary feel to this old style villa. A new pantry crafted from the unused 'maids room' attaches to the kitchen with a glossy blue island and white cabinetry. Large red velvet drapes separate the very large great room with the limestone fireplace and oversized upholstery from the kitchen area. Newly built of old materials, and old traditional building methods, including arched planked doors, leathered stone counter tops, stone entry, wrought iron straps, and metal beam straps. The Lake House is the first, a Tudor style cottage with a slate roof, 2 bedrooms, view filled living room open to the dining area, all overlooking the lake. The Carriage Home fills in when the kids come home to visit, and holds the garage for the whole idyllic village. Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

A growing family, a rambling Georgian estate. The question: how to imbue tradition with a fresh spirit? The charge was to maintain the idea of old school charm without the interior feeling just… old. An illustration could be found in picture molding (which we added, then painted to disappear into the walls) or a modern plaster sculpture teetering upon an old barrister bookcase. This old 1920's home is thought to be an original George Washington Smith home, has now been updated and extended by Architect Bob Easton of Santa Barbara. Arched walls over stairs, plaster fireplaces, and very simple, comfortable design make for a very livable home for this family with multiple pets. Leather sofas for an easy feel, over antique hand knotted rugs and old world furniture show off this old Spanish home in the Ojai Valley. The Designers used periwinkle colored windows and doors to play off the black iron windows, and real Malibu tile with white marble tile surrounds around a blue granite kitchen island. The living room ceiling is completely original, and is the inspiration for the new exposed beam master suite ceilings. All the lighting is custom wrought iron fixtures, made especially for this home. A powder room features deep blue tiles and Malibu tile wainscot, the paintings are all of simple early California scenes which all make for an earthy, simple old time style, Project Location: Ojai, California. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. A traditional secretary desk adds a functional, collected touch, perfect for homework, correspondence, or simply keeping life organized. Old World European, Country Cottage. Three separate cottages make up this secluded village over looking a private lake in an old German, English, and French stone villa style. Hand scraped arched trusses, wide width random walnut plank flooring, distressed dark stained raised panel cabinetry, and hand carved moldings make these traditional buildings look like they have been here for 100s of years. Newly built of old materials, and old traditional building methods, including arched planked doors, leathered stone counter tops, stone entry, wrought iron straps, and metal beam straps. The Lake House is the first, a Tudor style cottage with a slate roof, 2 bedrooms, view filled living room open to the dining area, all overlooking the lake. European fantasy cottage with hand hewn beams, exposed curved trusses and scraped walnut floors, carved moldings, steel straps, wrought iron lighting and real stone arched fireplace. The Carriage Home fills in when the kids come home to visit, and holds the garage for the whole idyllic village. This cottage features 2 bedrooms with on suite baths, a large open kitchen, and an warm, comfortable and inviting great room. All overlooking the lake. The third structure is the Wheel House, running a real wonderful old water wheel, and features a private suite upstairs, and a work space downstairs. The goal for these clients was to build a new home with a transitional design that was large enough for their children and grandchildren to visit, but small enough to age in place comfortably with a budget they could afford on their retirement income. They wanted an open floor plan, with plenty of wall space for art and strong connections between indoor and outdoor spaces to maintain the original garden feeling of the lot. A unique combination of cultures is reflected in the home – the husband is from Haiti and the wife from Switzerland.
