Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports. Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

OPPORTUNITY: The client felt weighed down by the family heirlooms that she couldn’t bear to part with, but couldn’t imagine them in her own home. This project presented unique opportunities that are not often found in residential landscaping. The homeowners were not only restoring their 1840's era farmhouse, a piece of their family’s history, but also enlarging and updating the home for modern living. The landscape designers continued this idea by creating a space that is a modern day interpretation of an 1840s era farm rather then a strict recreation. The resulting design combines elements of farm living from that time, as well as acknowledging the property’s history as a horse farm, with staples of 21st century landscapes such as space for outdoor living, lighting, and newer plant varieties. Guests approach from the main driveway which winds through the property and ends at the main barn. There is secondary gated driveway just for the homeowners. Connected to this main driveway is a narrower gravel lane which leads directly to the residence. The lane passes near fruit trees planted in broken rows to give the illusion that they are the remains of an orchard that once existed on the site. The lane widens at the entrance to the gardens where there is a hitching post built into the fence that surrounds the gardens and a watering trough. The widened section is intended as a place to park a golf cart or, in a nod to the home’s past, tie up horses before entering. The gravel lane passes between two stone pillars and then ends at a square gravel court edged in cobblestones. The gravel court transitions into a wide flagstone walk bordered with yew hedges and lavender leading to the front door. Directly to the right, upon entering the gravel court, is located a gravel and cobblestone edged walk leading to a secondary entrance into the residence. The walk is gated where it connects with the gravel court to close it off so as not to confuse visitors and guests to the main residence and to emphasize the primary entrance. An area for a bench is provided along this walk to encourage stopping to view and enjoy the gardens. On either side of the front door, gravel and cobblestone walks branch off into the garden spaces. The one on the right leads to a flagstone with cobblestone border patio space. Since the home has no designated backyard like most modern suburban homes the outdoor living space had to be placed in what would traditionally be thought of as the front of the house. The patio is separated from the entrance walk by the yew hedge and further enclosed by three Amelanchiers and a variety of plantings including modern cultivars of old fashioned plants such as Itea and Hydrangea. A third entrance, the original front door to the 1840’s era section, connects to the patio from the home’s kitchen, making the space ideal for outdoor dining. The gravel and cobblestone walk branching off to the left of the front door leads to the vegetable and perennial gardens. The idea for the vegetable garden was to recreate the tradition of a kitchen garden which would have been planted close to the residence for easy access. The vegetable garden is surrounded by mixed perennial beds along the inside of the wood picket fence which surrounds the entire garden space. Another area designated for a bench is provided here to encourage stopping and viewing. The home’s original smokehouse, completely restored and used as a garden shed, provides a strong architectural focal point to the vegetable garden. Behind the smokehouse is planted lilacs and other plants to give mass and balance to the corner and help screen the garden from the neighboring subdivision. At the rear corner of the garden a wood arbor was constructed to provide a structure on which to grow grapes or other vines should the homeowners choose to. The landscape and gardens for this restored farmhouse and property are a thoughtfully designed and planned recreation of a historic landscape reinterpreted for modern living. The idea was to give a sense of timelessness when walking through the gardens as if they had been there for years but had possibly been updated and rejuvenated as lifestyles changed. The attention to materials and craftsmanship blend seamlessly with the residence and insure the gardens and landscape remain an integral part of the property. The farm has been in the homeowner’s family for many years and they are thrilled at the results and happy to see respect given to the home’s history and to its meticulous restoration.

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

After the initial meet with the clients and Witt Construction, I began to think about how the space could work. The cabinets were crafted with Edgemont Recessed doors in maple with an antique white finish…a perfect selection for the kitchen’s traditional/coastal design. For countertop, I suggested modern grey soapstone. With a nod to today’s popular trend to mix and match finishes, the island was completed in a black espresso glaze distressed finish with maple Edgemont Raised doors. What really distinguishes this project is the attention to the details. Along the refrigerator wall, the shelf area has lowered seeded mullion glass cabinets and a valance. This created an airy, open look within the space. The bead board accents and corbels throughout the kitchen complete the design.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.
