Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Custom built-in entertainment center in the same house as the custom built-in window seat project that was posted in 2019. This project is 11-1/2 feet wide x 18 inches deep x 8 feet high. It consists of two 36" wide end base cabinets and a 66" wide center base cabinet with an open component compartment. The base cabinets have soft-close door hinges with 3-way cam adjustments and adjustable shelves. The base cabinet near the doorway includes custom-made ducting to re-route the HVAC air flow from a floor vent out through the toe kick panel. Above the base countertop are side and overhead book/display cases trimmed with crown molding. The TV is mounted on a wall bracket that extends and tilts, and in-wall electrical and HDMI cables connect the TV to power and components via a wall box at the back of the component compartment.

This home, set at the end of a long, private driveway, is far more than meets the eye. Built in three sections and connected by two breezeways, the home’s setting takes full advantage of the clean ocean air. Set back from the water on an open plot, its lush lawn is bordered by fieldstone walls that lead to an ocean cove. The hideaway calms the mind and spirit, not only by its privacy from the noise of daily life, but through well-chosen elements, clean lines, and a bright, cheerful feel throughout. The interior is show-stopping, covered almost entirely in clear, vertical-grain fir—most of which was source from the same place. From the flooring to the walls, columns, staircases and ceiling beams, this special, tight-grain wood brightens every room in the home. At just over 3,000 feet of living area, storage and smart use of space was a huge consideration in the creation of this home. For example, the mudroom and living room were both built with expansive window seating with storage beneath. Built-in drawers and cabinets can also be found throughout, yet never interfere with the distinctly uncluttered feel of the rooms. The homeowners wanted the home to fit in as naturally as possible with the Cape Cod landscape, and also desired a feeling of virtual seamlessness between the indoors and out, resulting in an abundance of windows and doors throughout. This home has high performance windows, which are rated to withstand hurricane-force winds and impact rated against wind-borne debris. The 24-foot skylight, which was installed by crane, consists of six independently mechanized shades operating in unison. The open kitchen blends in with the home’s great room, and includes a Sub Zero refrigerator and a Wolf stove. Eco-friendly features in the home include low-flow faucets, dual-flush toilets in the bathrooms, and an energy recovery ventilation system, which conditions and improves indoor air quality. Other natural materials incorporated for the home included a variety of stone, including bluestone and boulders. Hand-made ceramic tiles were used for the bathroom showers, and the kitchen counters are covered in granite – eye-catching and long-lasting.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

In our world of kitchen design, it’s lovely to see all the varieties of styles come to life. From traditional to modern, and everything in between, we love to design a broad spectrum. Here, we present a two-tone modern kitchen that has used materials in a fresh and eye-catching way. With a mix of finishes, it blends perfectly together to create a space that flows and is the pulsating heart of the home. With the main cooking island and gorgeous prep wall, the cook has plenty of space to work. The second island is perfect for seating – the three materials interacting seamlessly, we have the main white material covering the cabinets, a short grey table for the kids, and a taller walnut top for adults to sit and stand while sipping some wine! I mean, who wouldn’t want to spend time in this kitchen?! Cabinetry With a tuxedo trend look, we used Cabico Elmwood New Haven door style, walnut vertical grain in a natural matte finish. The white cabinets over the sink are the Ventura MDF door in a White Diamond Gloss finish. Countertops The white counters on the perimeter and on both islands are from Caesarstone in a Frosty Carrina finish, and the added bar on the second countertop is a custom walnut top (made by the homeowner!) with a shorter seated table made from Caesarstone’s Raw Concrete. Backsplash The stone is from Marble Systems from the Mod Glam Collection, Blocks – Glacier honed, in Snow White polished finish, and added Brass. Fixtures A Blanco Precis Silgranit Cascade Super Single Bowl Kitchen Sink in White works perfect with the counters. A Waterstone transitional pulldown faucet in New Bronze is complemented by matching water dispenser, soap dispenser, and air switch. The cabinet hardware is from Emtek – their Trinity pulls in brass. Appliances The cooktop, oven, steam oven and dishwasher are all from Miele. The dishwashers are paneled with cabinetry material (left/right of the sink) and integrate seamlessly Refrigerator and Freezer columns are from SubZero and we kept the stainless look to break up the walnut some. The microwave is a counter sitting Panasonic with a custom wood trim (made by Cabico) and the vent hood is from Zephyr.

Architect: Michelle Penn, AIA This barn home is modeled after an existing Nebraska barn in Lancaster County. Heating is by passive solar design, supplemented by a geothermal radiant floor system. Cooling will rely on a whole house fan and a passive air flow system. The passive system is created with the cupola, windows, transoms and passive venting for cooling, rather than a forced air system. Here you can see the underside of the gambrel roof and the stairs leading up to the cupola. The stair railing was created using goat fencing. The whole house fan has a pair of barn style doors that can be closed and secured shut during the winter. Notice the barn doors providing access to storage under the stairs. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

This bedroom suite comes with its own exterior door, kitchenette, bathroom, laundry niche, and mini-split heating and air system to be completely independent as an in-law suite, airbnb, office, granny-flat, or the like.

Creating an indoor/outdoor connection was paramount for the master suite. This was to become the owner’s private oasis. A vaulted ceiling and window wall invite the flow of natural light. A fireplace and private exit to the garden house provide the perfect respite after a busy day.
