This Tumbled Travertine tiled floor at a beautiful house in Horley had been poorly maintained through the years using the wrong type of sealer which quickly wore down allowing dirt to become ingrained in the stone. The owner had become concerned about the state of the tiles and decided it was time to call in an expert that could restore the tiles to a condition that complimented the environment in which it was situated. Travertine is known for being very distinctive in character and very durable, making it a very popular choice for tiled flooring in properties worldwide. However, the stone does require regular professional maintenance and polishing to keep it looking it top shape and home owners rarely realise this when they decide to have it installed. Fortunately, in the UK at least you can rely on your local tile doctor to maintain it for you. The first part of the job involved giving the floor a thorough clean to remove what was left of old sealers and any polishing compounds that remained on the floor. Before beginning that however I brought in all my equipment and products into the house and then prepped the area by taping up the woodwork to protect it during the renovation process. To remove what was left of the old sealers and other coatings still present on the floor a strong solution of Tile Doctor Remove and Go was applied to the floor and left to soak in for about ten minutes before being actively worked in with a rotary machine fitted with a black scrubbing pad. The solution turned black with the soil as it was lifted out of the pores of the stone and it was then rinsed off with water and extracted with a wet vacuum. Following this, we moved on to a process we know as burnishing that hones the stone and brings up the polished appearance. Working in sections due to the size of the floor It involves the application of a series of diamond encrusted burnishing pads from coarse through to very fine. The coarse 400-grit pad fitted to the rotary floor buffer and run over the floor using only water for lubrication. The water turns into a slurry as the pad does its job removing dirt and this has to be rinsed off the floor and extracted with the wet vacuum before applying the next pad. The process was then repeated with medium 800 grit pad for an initial polish followed by the Fine 1500 grit pad for the second polish using water for lubrication and rinsing and extracting in between each pad. The last pad is a very fine 3000 grit pad for the final polish and is applied with only a little water sprayed onto the floor using a technique we call a Spray Burnish. This last pad really brings up the polished appearance of the stone. To bring up the appearance of the stone even further and add a really durable polish Tile Doctor Shine Powder was applied. This is a crystallising powder sealer that ensures a very high shine and a tough, durable finish. This powder is applied directly to the tiles in combination with approximately ½ a litre of water and a soft white buffing pad. Last step was to add to the protection provided by the Shine Powder with two coats of Tile Doctor Ultra-Seal which is a natural look sealer that doesn’t change the look of the stone and is applied to the stone and grout. This sealer works by seeping into the stone, occupying the pores and preventing dirt from becoming ingrained. The customer was ecstatic with the results, being particularly pleased that she got the floor looking the way she originally wanted without significant expense, not to mention stress. When envisioning the Hygeia Lot 3 single family residential home in Encinitas, California, Lindsay and Rory Brown of The Brown Studio sought to weave unique architectural details throughout the minimalist design scheme. To add depth to the overall look and feel of the space, and to complement the home’s existing ‘hard’ angles, the team selected Banker Wire’s IPZ-25 woven wire mesh. Specified in a stainless steel and brass finish, the wire mesh was utilized to create the interior stairway railing, which functions as the focal point of the lower lounge room area. Adding an elegant touchpoint to the space, the wire mesh reiterates the angular look and feel while providing much-needed depth through the stainless steel and brass finish. Similarly, for the project-at-large, the design team favored a seamless indoor/outdoor design scheme, with the Banker Wire mesh application helping to achieve this; the exterior of the home features Gabion rock walls, created using an enclosing wire structure to secure the rocks into a wall formation. This job was for a repeat client in Toft near Cambridge who had aa stunning large hallway that was tiled in beautiful pale Limestone. My client had asked me back to work on the floor having previously completed the deep clean and seal of a Terracotta floor previously. The Limestone tiling in the entrance hall had years of some type of topical sealer applied to it. This caused the stone to look slightly discoloured and from certain lights showed up hundreds of scratches and smudges embedded in the seal. I’ve tried to capture this problem in the photographs on this page, but it was very difficult. A topical sealer sits on the surface of the tile where it is vulnerable to scratching, hallways are generally high traffic areas and so more likely to see this sort of problem. Ideally an impregnating sealer should have been applied, impregnators work by occupying the pores in the stone thus preventing soiling from becoming ingrained in the stone. Before starting we protected the woodwork against splashing with blue film, I don’t usually make a great deal of mess, but you can never be too careful when working in someone’s property especially one as beautiful as this. To strip off the old sealer I began by applying a strong dilution of Tile Doctor Remove and Go to the Limestone tiles. I split the floor into sections and used a 400-grit diamond burnishing pad to work the Tile Doctor Remove and Go into the tiles. The floor was then rinsed off using our high-pressure cleaning system that applies pressurised hot water to the floor whilst simultaneously extracting the soil with its built-in vacuum. The system is quite heavy, so it is built into my van, and I run a large flexible hose to a spinner tool that does the cleaning. It is an expensive tool, but it saves a lot of time and leaves the floor fairly dry afterwards. The 400-grit pad had released a lot of the sealer but there were quite a few layers to get through, so I changed the burnishing pad to a coarse 200-grit pad and repeated the process. After another rinse and extract I would see it had the desired effect and I was able to carry on building up the finish on the Limestone by apply the 400-grit followed by the 800, 1500 grit pads. It was a large floor and so this took up much of the day so once complete I left for the day so it could dry off overnight. The next day I finished the polishing process with the application of a 3000-grit burnishing pad which is applied with a little water sprayed onto the tile and really brings up the polish on the stone. This process has the added advantage of leaving the floor dry so not long afterwards I was able to move on to sealing. For this floor two coats of Tile Doctor Ultra-Seal were applied, it is an impregnating sealer that won’t alter the colour of the tiles leaving a natural look. My client was much happier with the new finish and has asked for another quotation on some more Terracotta flooring that needs attention. For aftercare I recommend using Tile Doctor stone soap, it’s a special formula that builds on the patina which will help maintain the polished appearance of the Limestone. The driveway installation started with the excavation of existing asphalt and sub base. New concrete base with fiber mesh was installed with Amagansett granite pavers is laid over a thin layer of graded sand. Stone was selected from the Gappsi natural stone collection. Jumbo Belgian block was installed for the street curb and driveway entrance. The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. Here at Tile Doctor we can’t stress often enough how careful you have to be when choosing a cleaning product for use on natural stone. Acid bases cleaners in particular can etch the surface so always read the label before buying. Unfortunately, this customer, who lives in Twickenham, learned this the hard way. Limescale build-up on shower tiles can be an unsightly problem in hard water areas and this customer’s house cleaner had attempted to treat it with Cillit Bang on their Marble tiled shower room floor. Whilst good at removing Limescale on ceramic tiles, the product is acid-based and in this case caused severe etching to the surface of the Marble. This customer is not the first to experience this problem with Cillit Bang and we have looked into this before and I can confirm it does say on the back on the bottle that you should not use it on all natural stone including Marble and Granite. The mistake had really damaged the appearance of this lovely floor however the good news is etched Marble can be refinished and we do offer this service. Fortunately, this customer found us on-line and called us in to rectify the problem as With high quality, acid-sensitive stone we find that rather than cleaning with a liquid product, it is lot effective to use a process known as burnishing. This involves the application of abrasive diamond encrusted pads to cut back through the damaged stone. This removes a layer from the surface to expose the undamaged stone, which in then polished. Using different grades of small diamond pads fitted to a hand buffer I began burnishing the floor tiles. I started the process with a Coarse pad and worked my way through to Medium, Fine and eventually the Very Fine pad. A small amount of lubrication in the form water is used with each pad, but no chemical products are needed, making this a completely natural process. The floor was rinsed with water afterwards to remove any slurry from the polishing. After allowing the floor dry out overnight, I returned to apply two coats of Tile Doctor Colour Grow, which is a solvent-based, impregnating sealer designed to enhance the variety of natural colours and shades in the stone. It also protects the stone against daily exposure to chemical-based shampoo and soaps. The customer was worried that the floor could not be restored, but she can now rest assured knowing not only knowing that the floor is back into top condition, but that professional help is at hand in case mistakes happen again in the future! A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining.
