Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process.

The perimeter kitchen cabinetry is finished in Dove paint with a latte glaze complimented by the island and bar cabinetry in Cherry wood with Hazelnut Stain. The expansive new kitchen countertops are Taj Mahal Quartzite with a sleek apron front sink from Kohler. The bar top granite is Peacock with a stainless steel undermount bar sink. Everything from new random width hardwood flooring, window replacement, cabinetry and finishes were done by CCKAB’s lead contractor Don Pitt and assistant Dan. Existing fixtures included hexagon tile backspash around tub wall color and lighting. We assisted with windows covering selections, shelving solutions, artwork and Rug.

Meet Soren Mair: Soren is our Field Operations Manager at Owen Homes and has been with our team since 2015. He started as a Trim Carpenter, then Crew Leader and in 2020 developed into the Field Operations Manager. Soren is another set of eyes onsite focused on quality; checking in at critical phases of construction for additional internal inspections of the structure and installed materials. He also takes care of small construction tasks and assists our trade partners with the more complex, skilled labor items. After Soren and your Project Manager have completed the final punch list, Soren will follow up during the warranty period to address your concerns.

The form of the house has been generated as a response to its context - a combination of its setting, client requirements, building bye-laws and the prevailing climatic conditions. The layout responds to the necessity of being vaastu-compliant, a vital requirement for occupants. The stilt floor opens onto multiple lawns on the front and towards the left of the building, on the neighbouring plot. The open plan is designed to let in natural light into each storey. The basement cuts undesired light and noise from the streets and is a natural choice for housing a well-equipped entertainment section. It also houses a landscaped cutout, a sunken courtyard assisting in bringing in light and ventilation to the basement. All levels of the building house kitchens and expansive living and dining areas allowing them to work as individual units as needed.
