My 1950's ranch kitchen wasn't bad enough to justify a remodel, until I wandered into a cabinet warehouse closing down & selling their inventory for $60 a cabinet. I had 3 hours to get cabinets out of their warehouse. For $1000, I had cabinets close to fitting the space, and a few extra for spare parts. Then my neighbor who was going to install the cabinets for me decided after 3 days that he didn't want to work with me. I finished the remodel myself, my first interior remodel project, not counting hanging shelves, ever. My boyfriend helped with advice, loan of a tile saw & nail gun, and a few of the projects. But I did the bulk of the work on my own - including cutting down and building up cabinets where they didn't exactly fit the space. My favorite things in the kitchen are the bits I had to figure out how to make fit. I hired professionals to run 2 new electrical circuits to meet code on the refrigerator wall. My appliances, fixtures & hardware were all from craigslist, ebay, or re-use stores. My goal was to finish the project under $3000, but it ended up closer to $5000. (That includes the 3 days pay for the neighbor.) It only took me 6 months (often only working 1 day on a weekend per week), and I had a blast. I also found that when you are doing the work yourself, it is not nearly as frustrating at how long it takes.

By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture. Top Tips for Selling a Home in 2016 Want to sell your house in 2016? It’s a great year to sell your home and if you go about it the right way you’ll get what it’s worth and maybe more. Now I could write this post and do the usual “do this, “do that” type stuff but I wouldn’t be doing you any favors. Because unless you know your numbers and the value of your home, you could wind up leaving money on the table or even losing it. So here you go. If you want tips for selling your house in 2016, listen to me - a guy who has bought and sold hundreds of properties as a full-time professional Real Estate Investor. Before you repair anything or call a real estate agent… ...you have to know your numbers. Tip #1: Know the After Repair Value (ARV) of Your Home If you’re going to get the right amount of money for your house, you have to know the After Repair Value (ARV). Essentially this means that you should know what your home can sell for after it’s is 100% rehabbed. If you have a house that you can sell for $120,000, you need to know that. If it will sell for $350,000, you need to know what you need to do to your house to get it there. At the same time, you don’t want to overdo it. If you have a house that’s currently worth $100,000 as is and it can sell for $115,000 when it’s all fixed up, you may or may not want to put the money into a rehab job. If you put $10,000 in just to make an extra $5,000, it might not be worth the hassle. So whatever you do, know what it’s worth now (as -is) and know what it’ll sell for afterward. If you want to find out how much your house is worth, there are plenty of agents out there who will give you comps (Comps is a term that is short for “Comparisons” that lets you determine an appraisal value for your home by comparing it to recently sold homes in your area that are similar to yours) or advice for free, so ask them. I was asked by a Chelford homeowner (near Alderley Edge) to renovate their Ceramic Tiled Shower Cubicle which had an unsightly mould problem. They say pictures speak louder than words, so I’ve added some photos on this page which show how the grout and silicone sealant had become discoloured with mould over the ten years since it was installed. Mould likes damp warm areas and shower cubicles make a perfect habitat for it, grout especially can be a problem due to its cementitious rough surface that mould can get a grip on. In this case the ventilation in the ensuite was inadequate and ideally there should have been an extraction vent over the cubicle itself. My advice in these situations is to leave doors and windows open after showering and to run the cold water afterwards. To renovate the Tile and Grout I sprayed on Tile Doctor Duo-Clean which was left to soak into the grout line for ten minutes before being scrubbed in by hand. The Ceramic tiles cleaned quite easily but the grout had to be scrubbed hard and needed several applications before I was satisfied. The whole shower needed treating in this fashion and once rinsed and dried I set about stripping out all the old silicone sealant that had also been badly affected by mould. This is done carefully using a sharp knife. I removed the debris and moved onto applying a fresh mould resistant silicone sealant. Last step before leaving was to spray the Ceramic tile and especially the Grout and Silicone with a can of Tile Doctor Aerosol Grout Sealer. This doesn’t last as long as other sealants in the Tile Doctor range but its quick to apply, especially on wall tiles. The sealer ensures water will run straight off the walls into the shower tray and it also makes the shower easier to clean later. The shower looked like a new installation by the time I had finished, and my client was delighted with the transformation. He was also thankful that I had replaced the silicone, this was something he had considered doing himself but applying it does take practice and you can get yourself into a mess.
