Located in the heart of a 1920’s urban neighborhood, this classically designed home went through a dramatic transformation. Several updates over the years had rendered the space dated and feeling disjointed. The main level received cosmetic updates to the kitchen, dining, formal living and family room to bring the decor out of the 90’s and into the 21st century. Space from a coat closet and laundry room was reallocated to the transformation of a storage closet into a stylish powder room. A custom pool house was added to compliment the original architecture of the main home while adding a kitchenette, changing facilities and storage space to enhance the functionality of the pool area. The landscaping received a complete overhaul and Oaks Rialto pavers were added surrounding the pool, along with a lounge space shaded by a custom-built pergola. These renovations and additions converted this residence from well-worn to a stunning, urban oasis.

Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court.
A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape.

Middleton Maple Medallion cabinetry in Frappe finish with soft close doors and dovetail construction are topped off with beautiful Brunello Quartz that have a soft veining pattern and look like marble. The decision to install 2 vanity top towers allowed for more storage solutions and created a vertical component that added balance to the room. The shower is luxurious with its Delta fixtures, 4 body sprays, hand shower and shower trim at the entrance for easy access to turning on the water. The hex patterned tile above the niche is a nice design element that draws the eye upward and in line with the mirrors installed on the opposite wall. A linear drain with tile insert, allows for drainage without the traditional look of a drain.
Serpentino Blanco Porcelain tiles throughout, add an element of texture with it's fluid soft veining pattern. The flooring isn't just beautiful, it's been upgraded. Heated floors throughout will provide warmth to the feet during cold days and our clients can even program the thermostat according to their bathing schedule.
Last but not least is the 60" free standing tub. It's tub filler and hand-shower make it the perfect place to soak and relax after a long day.

This 2,500 square foot “studio” is located in a neighborhood bisected by alleys and containing charming remnants of indigenous outbuildings common to the region. The desire was to create a clean, open, contemporary interior in a building that outwardly referenced its context. The primary form of the house took shape from the long, narrow lot. On the north end, which faces an alley, a patinated clad steel structure forms a canopy for the entry. This carefully scaled “cabin”, raised above the upper level to access a glimpse of the mountains, pays homage to the many sheds lining the alley.
The south end features a terrace above the garage that is an extension of the primary interior space. The masonry west wall of the building provides privacy from the adjacent lot. This functional “spine” contains program elements on both levels and is visible internally and externally. A gently curved wall provides continuity between the floors and shields a bathroom and dressing area. This wall stops short of the ceiling, allowing the uninterrupted plane of maple veneer plywood to form a canopy unifying the spaces.

The task only regarded the interior furnishing: the customer bought the house after renovation in classic style and contacted us “in media res” to complete the flat. Only two architectural changes were possible: a bathroom and the entrance, which we had the chance to open and connect with the living room. The project theme is the use of brass in several furniture’s details.
