The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs. In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed. HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences. HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home. The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Designed by Bryan Hunt of Reico Kitchen & Bath in Frederick MD in collaboration with Walker Works, this transitional style inspired design of a kitchen with a bar area just outside the kitchen features Merillat Classic cabinets in Rowan 5-piece door style in two finishes. The kitchen features a Mist finish with the bar area in a Pecan finish. The kitchen also features Silestone Tebas Black countertops and Whirlpool appliances. The tile backsplash is Bliss Linear Glass Midnight and Elon Ledgerstone Ordino Beige. “My biggest challenge in designing the space was to optimize it for functionality that would fit some of the constraints like the large window and small doorway,” said Hunt. “My favorite aspect is the boldness of the black counter top and the backsplash. Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den. Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision. From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures. Designed by Lauren Hunt of Reico Kitchen & Bath in Charlotte, NC, this contemporary style kitchen features Ultracraft cabinets in the Acrilux door style in two finishes. The kitchen base cabinets feature an Ultralux Pure White High Gloss finish and the wall cabinets an Ultralux Midnight High Gloss finish. The kitchen countertops are Cambria Portrush and feature a waterfall edge design on each end of the island. “I love this kitchen,” said Hunt. “Contemporary finishes like acrylics are extremely challenging to work with and can be very unforgiving, but with great risk comes great reward – and this finished project was definitely rewarding.” “The clients were so fun to work with, and there wasn’t a single aspect of this design that they weren’t involved with. A person’s home is the place where their personality can flourish. In this client’s case, it was their love for their native homeland of Kenya, Africa. One of the main challenges with these space was to remain within the client’s budget. It was important to give this home lots of character, so hiring a faux finish artist to hand-paint the walls in an African inspired pattern for powder room to emphasizing their existing pieces was the perfect solution to staying within their budget needs. Each room was carefully planned to showcase their African heritage in each aspect of the home. The main features included deep wood tones paired with light walls, and dark finishes. A hint of gold was used throughout the house, to complement the spaces and giving the space a bit of a softer feel.
