Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. Master bedroom ensuite has multiple circuits including recessed lights, sconces, in-shower lighting and pathway lighting installed in the basement. Ensuite is easily controlled via a Lutron keypad and EVS custom lighting scenes.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

Working with LaDyne Design, we framed out this TV wall and installed these custom rustic boxes made by Madera Furniture out of reclaimed Doug fir. Each niche has a recessed, dimmable, LED light to illuminate the artwork. We also used large panels of the same rustic, Doug fir to box out the porticos on both sides of the TV Wall. We ran electrical circuits for outlets and lighting as well as HDMI cables.

**Custom Timberline-Style Covered Patio with Skylights & Outdoor Comfort Features – Maple Valley** Completed a custom 472 sq. ft. (25'6" × 18'6") attached Timberline-style gable patio cover, seamlessly integrated with the existing home. The new roof features a continuous soffit, glulam beams, and a custom cricket where the new gable ties into the existing roof over the bump-out for a clean, watertight transition. The structure is supported by three posts, with the third post incorporated into the deck railing for a streamlined appearance. Installation included removal and replacement of the necessary decking and framing to accommodate the new structural supports. The ceiling was finished with 6-inch tongue-and-groove pine soffit, while the posts were wrapped for a refined architectural look. New gutters and downspouts were installed, and the roof was finished with Presidential shingles to match the existing home. To maximize natural light, four 2' × 4' skylights were installed, complete with flashing, trim, and professional waterproofing. Electrical upgrades included six recessed LED soffit lights tied into the existing circuit, two new exterior outlets, and two Bromic Cobalt 4000-watt infrared heaters, creating a comfortable, functional outdoor living space that can be enjoyed year-round. This project transformed the homeowner's deck into a beautiful, weather-protected outdoor retreat that blends seamlessly with the home's existing architecture while adding comfort, durability, and lasting value.

We turned this 1950's kitchen into a modern upgrade. The kitchen has brand new white shaker cabinets, a white porcelain farmhouse sink, walls covered in white stone backsplash tiles, rewired and added new circuits, and added recessed lighting. The most unique feature of this feature is the matching blue oven and hood range. We installed a brand new floor, gray quartz countertops, and a white wood panel ceiling. We added more storage by extending the width and length of the cabinets and added more custom cabinets in the kitchen.

We wired a 400a Service in this custom home. It features all 20a branch circuit wiring, and two detached structures with 125a feeders. One of the challenges in this home is its vaulted ceilings are designed with tongue and groove insets with little to no room for electrical boxes. We opted to use Lithonia Wafer Lights throughout the home.

We provided an extension to an existing, smaller patio in the rear yard and re capped it all with new Carderock Blue Flagstone. We then built out this great Cedar pavilion and equipped it with concealed electrical circuits to provide power to the outdoor TV for games and a ceiling fan to keep things cooler in our local summer months.

This custom-designed space provides an inviting yet high-performance environment tailored for personal training and fitness sessions. Project Scope & Features: Design & Permitting - We prepared concept design layouts that we converted to construction drawings. We prepared and submitted all permitting applications for this home based business and provided client representation through each phase of the project up to and including final occupancy inspection. Space Planning & Layout Optimization – We maximized the existing footprint for optimal functionality, ensuring seamless equipment placement, circulation, and safety. Flooring Selection – We installed durable, shock-absorbing gym flooring to support high-impact training and reduce noise transfer. Lighting & Electrical Upgrades – We enhanced brightness and visibility with LED lighting, strategically placed for an energizing atmosphere. We added dedicated electrical circuits to accommodate specialized fitness equipment. Ventilation & Climate Control – We incorporated efficient HVAC solutions to maintain air quality and temperature for a comfortable workout space. Galley kitchen was given a simple clean new look. Brief was to modernise and make the space lighter and brighter but I suggested the sophisticated slightly warm off white tones to stop the space feeling stark, add sophistication and harmonise with the living areas. LED lighting was added under the cabinetry on a dimmable circuit so it was adjustable for a more atmospheric effect in the evening as it is opposite the dining area.

We used marble step treads to transitions between the two different concrete finishes and tied beautifully into the pool coping. All the pots have drains installed underneath each one to prevent staining and a dedicated drip circuit just for pots with drip lines going the the bottom of the pots so you don't see any of it.
