This is an example of a mediterranean porch design in Los Angeles.

This client came to us with a unique challenge: create a modern design that matches her fun and funky personality but to make it as "green" and chemical free as possible. We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. Our client was drawn to the look of subway tile but wanted just a little something extra. We recommended a beveled subway tile to import a different look witha added texture. The result, an ordinary tub/shower fiberglass surround turned extra ordinary by installing 4” x 8” white beveled tile. A beautifully cut sea glass tile border added a pop of color and completed the look. A great idea: we furnished and installed a curved shower rod to create additional space inside the shower for our clients. We typically furnish light/vent combination units in each shower to eliminate moisture. In this particular case, the ceiling light bounces off the beveled tile nicely providing the clean and dramatic feel our client was going for.

The client wanted the walls of the house opened up to the maximum extent, for light and openness. New balconies connect the patio and pool to rooms that previously only had a few windows. Scott Braman Photography

This lovely space is in a 1906 home of a repeat client (best compliment ever!). Her granddaughters often stay with her, so a space created just for them was on the priority list! With lots of careful designing & shopping this bedroom came together beautifully in the end, just as I imagined in my mind.

Unique design details found throughout this kitchen bridge the gaps between classic, modern, industrial, and eclectic. Rare and intricate combinations of tile, wood, steel, aluminum, and Dekton create a comfortable large kitchen with harmonious balance. Classic white cabinets with stainless steel toe kick are contrasted by the large walnut island with a taller coordinating toe. Floating in complete disguise is the 1.2 cm ultra thin countertop by Dekton rarely seen in a classic kitchen application. Walnut shelves float on the white stamped tin patterned tile and are grounded with the industrial stainless tambour appliance garage. The 3" thick floating bistro bar top by Dekton cantelivers nearly three feet with minimal visual support giving ample knee space to those who lounge at the table. The two island kitchen with an eating bar and breakfast table solved every design dilemma a large long kitchen space can have. The Master Bedroom provides the perfect relaxing retreat and reflects the couple’s personality. The dark slate feature wall supports the sleek wooden bed and provides a contrasting backdrop to the modern light fixture. Two toned side tables compliment the design theme. Windows are framed with a small-scale drapery fabric, while wood blinds control darkness. The room also features a large walk-in closet, a must have on the homeowners list as their prior home lacked sufficient storage solutions.
