Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

We recently took on an exciting whole-home renovation for this lovely historic Trinity in Center City Philadelphia. Originally built in the mid-1800s, the house footprint is just over 17’ x 13’. As is typical of this type of 3-story house, the kitchen is located in the basement, making this house four floors of occupied space with overall square footage totaling just under 900 square feet. The homeowner felt the former kitchen was cramped, dimly lit, and inefficiently designed, and she was in search of help in bringing her artistic vision for the space to life, blending both old and new elements through an exciting mix of textures and character. High on her priority list was integrating her wonderful collection of objects gathered from her travels around the world. We brought our design skills and construction experience to the team, working with the homeowner and the designer to develop a host of creative solutions, including the installation of an Indonesian screen as a sliding door covering a newly reconfigured utility area, which includes a new on-demand hot water heater, mounted next to a new electrical panel with ample room for service and access. We are excited to announce the new feather in our cap. Tejjy Inc.'s latest government project- partnering with the U.S. Customs and Border Protection Canine Training Center. This project involved the detailed scanning of the facility along with newly deployed HVAC design. Our brief was to provide an accurate and precise detailed as-built model of the existing Canine Training Center of the U.S. Customs and Border Protection. This was needed to plan and execute the renovation of the facility and to ensure functional HVAC system across the structure. Our challenge was to ensure minimal disturbance, as the training facility was fully functional, and activities were ongoing. To tackle this our expert team scheduled scanning and renovation processes and achieved minimal disruptions. Our skilled professional workforce utilized advanced Leica 3D Laser scanning to reality capture precise measurements of the existing structure. The precise point cloud data collected during our non-invasive scanning process was converted into an as-built 3D model. We crafted a Revit model with LOD 300 representing the current geometry of the training center. These accurate deliverables provided by Tejjy enabled the U.S. Customs and Border Protection to efficiently plan and execute the HVAC renovations. Tejjy's advanced 3D laser scanning services aided in magnifying the facility's comfort and operational efficiency. This project reflects our commitment to providing top-tier design solutions for government facilities, enhancing operational efficiency and infrastructure longevity.

Star D Services, LLC I, Cooper (Owner of Star D Services, LLC) hung each and every one of those mounts and pictures etc. Every few Months or so I go back to take down the smallest ones (or whichever the customer wants) and swap them out for his son's newer bigger mounts. Always adding to the collection. The mounts are not a millimeter off from one mount to the next or from one wall to the next. I don't have pictures anymore from 2015 but we also helped a Master Carpenter and planed and installed the wood floor as well as much more carpentry work to complete the building.
