This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks.
AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore.
Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes.

In order to get approval for your custom garage door approval there are a few basic points you must understand. First off, your HOA is committed to preserving the neighborhood's curb appeal integrity by focusing on the impact your new custom garage doors might have on your house and the houses of your neighbors. It is important to understand that your curb appeal decisions will impact your home and neighborhood alike. Too many companies offer semi-custom wood doors without the true understanding of the client's need and the essence of their home's architectural style. This garage door is actually a single double-car door not two as it appears. The reason is that this garage used to have two separate doors with a post in the middle. The post in the middle made it difficult to use the garage on a daily basis so the post was removed to facilitate the use of the garage. The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door.
This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. The neighbors are all happy and no one seems to notice the center post is actually fake!

Located in Whitefish, Montana near one of our nation’s most beautiful national parks, Glacier National Park, Great Northern Lodge was designed and constructed with a grandeur and timelessness that is rarely found in much of today’s fast paced construction practices. Influenced by the solid stacked masonry constructed for Sperry Chalet in Glacier National Park, Great Northern Lodge uniquely exemplifies Parkitecture style masonry. The owner had made a commitment to quality at the onset of the project and was adamant about designating stone as the most dominant material. The criteria for the stone selection was to be an indigenous stone that replicated the unique, maroon colored Sperry Chalet stone accompanied by a masculine scale. Great Northern Lodge incorporates centuries of gained knowledge on masonry construction with modern design and construction capabilities and will stand as one of northern Montana’s most distinguished structures for centuries to come.

A slightly different view at a slightly different time of the year still reflects nicely this design's commitment to birds, butterflies and other wildlife.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request.
Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client.
A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased.
The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package.
A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new.
The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group,
a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

This corner lot has a custom sound-resistant fence of 1 1/4" thick tongue-and-groove cedar, flanked by a hedge of densely planted cedars which lend privacy and quiet. The pool's sheer descent waterfall is visible from anywhere in the yard plus the kitchen and family room. The raised portion of the pool wall conveniently seats up to 25. (14 x 28, rectangular)
