Hillcrest is very proud to present this custom country estate. Our journey to provide this home for our customer started with our Realty division searching for land for them. After we found the gorgeous countryside site with an old pond, wetland and pastures we managed complex re-zoning and permitting. Because every direction offers distinct views, we spent a lot of time with our customers to place the home and create a layout that maximizes views from every living space. Our design department created a two story main dwelling with an open concept, modern country style custom kitchen, dining area with two sided fireplace, and abutting three season porch. With the kitchen being the hub, it accesses the office, front hall foyer, stairs to the second floor, and the breezeway to the auxiliary part of the home. The living room is semi-open of the dinette, and has chauffeured ceilings. The second floor contains the master suite with a very luxurious bathroom and stunning views. The other two bedrooms also provide great, far flung views. The auxiliary part of the home is perhaps the most unique part of this estate. It offers a long hallway with glass to the south overlooking a large patio with a hot tub. The other side of the hallway has a large laundry with a dumbwaiter to return the laundry upstairs, a shower and powder room for direct access from the hot tub and swimming pond, and a large mudroom. It terminates in the rear foyer with access to the garage and the crown jewel, the sports bar. The customer wanted a brew pub to make and serve his home made beer. The brew pub contains heated, stained concrete floors, concrete counters, and very tall vaulted ceilings. The walls and ceilings are clad with wire brushed grey stained pine and lots of windows overlook the hot tub patio and 270 degree views. The customer also wanted a barn, as both he and she grew up on a farm and shared the love of barns with Hillcrest’s owner. We designed the “perfect gentleman’s barn”, of course red with white trim and with a covered porch which extends on one side into a small greenhouse. Hillcrest also designed and built extensive landscaping features including a winding plank walk to a large swimming pond in the woods. Because of the ample ground water, we created a second swimming pond next to the house which is stays crystal clear and ended up functioning as an outdoor pool.

This custom media wall was designed as a central architectural feature of a full condominium renovation completed in the Capilano building at Woodcroft, 2024 Fullerton Ave., North Vancouver. The goal was to create a modern focal point that combines functionality, clean lines, and warm natural materials. Vertical wood slat panels frame the TV area, adding texture and visual depth while maintaining a minimalist design. Below the wall-mounted television, a custom floating millwork cabinet provides concealed storage for electronics and living room essentials. Integrated LED lighting beneath the cabinet creates a soft ambient glow and enhances the floating appearance of the millwork. The media wall complements the new wide-plank flooring and open-concept layout introduced during the renovation, helping unify the living space while maintaining a refined and contemporary aesthetic. As with all renovations in the Woodcroft high-rise complex, the project required careful coordination with strata management and building regulations.

This extensive renovation designed by Eric Rawlings, AIA, LEED AP and built by Arlene Dean, completely transforms the look of the original structure. The main source of inspiration for the new design came from Greene & Greene’s Gamble House, which is considered by many as the pinnacle of the original turn of the century Craftsman Style Homes. Distinctive features from that style include the use of exposed timber framing, low pitched roof forms with large overhangs, gangs of windows, and extensive built-in furniture. The upper level terrace on the front of the house doubles as a carport. It has a very complex timber structure that appears to float over the perimeter beams. This signature feature on the front of the house brings modern structural concepts and traditional materials together into an up to date Craftsman design. An LED rope light illuminates this wooden structure and is hidden on top of the perimeter beams accentuating the appearance of the roof floating over the apparent structure. This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt. The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms. On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel. The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy. In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.
