Bringing Life Back to Encaustic Cement Tiles in Chester

This very old Encaustic tiled flooring was uncovered at a property in Chester when the present owners started to undertake renovation. They removed the carpets and vinyl tiles from the hallway, revealing the Encaustic tiles to find that they were in truly horrific condition. This included being covered by heavy dirt, dust and, in some parts, by a sticky black bitumen. Encaustic tiles are made out of compressed cement, and were commonly used in properties built during the Edwardian and Victorian period. This gives us a good idea of just how old these tiles are – but the owners were keen to see what Tile Doctor could do to restore their condition. The black bitumen was my main concern when it came to cleaning the tiles. To remove this, along with all the other dirt and dust, our powerful cleaner for heavy soil buildup, known as Tile Doctor Remove and Go, was applied. The product, which is also effective for removing adhesive and paint stains, was worked into the tiles then left to dwell for thirty minutes, before being scrubbed with a black pad fitted to a rotary machine. The resulting cleaning residue was soaked up with a wet vac machine. This cleaning process was repeated once more over to get the tiles as clean as possible, before leaving them to dry overnight. The next day, damp readings were taken to make sure the floor was dry enough to seal. It’s essential to take damp readings before sealing – especially with old tiled floors that may not have a damp proof membrane installed – as even the slightest amount of excess moisture can damage the performance of the sealer. Two types of sealer were used in this situation. First to be applied was a single coat of Tile Doctor Colour Grow, an impregnating, colour intensifying sealer which enhances the best shades in the tiles. Following this, four coats of Tile Doctor Seal and Go were applied. This is a topical sealer, which means it builds a layer of protection on the surface of the floor, while also providing an aesthetically pleasing low-sheen finish. The customer was over the moon at the end result. At first the floor looked to be with a lost cause, but with the right cleaning methods and products it has been a restored to a standard where it almost appears new. Another satisfied customer! Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. This project involved approximately 200 sq. ft. of Mohawk Boardwalk Collective Graphite flooring after a spill damaged around 10 planks and caused visible bubbling in the affected area. The repair started with moving furniture and carefully removing the existing quarter-round. I was able to save all of the original trim without breaking it, so it could be reused once the flooring repair was finished. From there, the existing floating floor was carefully taken apart until I reached the damaged section. The affected boards were identified and marked, the damaged flooring was removed, and matching Mohawk Boardwalk Collective Graphite LVP was installed in its place. Any original planks that were still in good condition were reused rather than unnecessarily replacing more flooring. Once everything was back together, the original quarter-round was reinstalled and the repair was finished without needing to replace the entire floor. This is a good example of why an LVP repair can be very different from a normal flooring installation. Sometimes the biggest part of the job is carefully taking the existing floor apart, keeping everything organized, replacing only the damaged material, and then putting the room back together without creating additional damage.
