This partially wooded, acre and a half lot in West Dundee presented many challenges. The clients began working with a Landscape Architect in the early spring, but after not getting the innovative ideas they were seeking, the home builder and Architect suggested the client contact our landscape design/build firm. We immediately hit it off with the charismatic clients. They had a tall order for us: complete the design and implement the construction within a three month period. For many projects this would be a reasonable time frame. However construction delays and the coordination of multiple trades left a very short window to complete the work. Beyond the tight time frame the site required specific care in preserving the many mature surrounding trees, as well as addressing a vast grade change. Over fifteen feet of grade change occurs from one end of this woodland property to the other. All of these constraints proved to be an enormous challenge as we worked to include and coordinate the following elements: the drive layout, a dramatic front entry, various gardens, landscape lighting, irrigation, and a plan for a backyard pool and entertainment space that already had been started without a clear plan. Fortunately, the client loved our design ideas and attention to detail and we were able to mobilize and begin construction. With the seamless coordination between our firm and the builder we implemented all the elements of this grand project. In total eight different crews and five separate trades worked together to complete the landscape. The completed project resulted in a rewarding experience for our firm, the builder and architect, as well as the client. Together we were able to create and construct a perfect oasis for the client that suited the beautiful property and the architecture of this dream home.

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. South Monroe Sanctuary These delightful homeowners wanted to increase their usable patio space, create privacy from pesky neighbors, have a new uniform patio surface (they had aggregate concrete and sandset flagstone), to mask freeway noise and create much needed shade. We started by suggesting they move the hot tub into the body of the pool and relocating the pool equipment to the remote right corner of the yard so you could actually hear people talk while relaxing. Unfortunately, the pool contractor hired by the client turned out to be an absolute nightmare. He went off the air completely for weeks at a time with no communication, creating huge project delays. There appeared to be some issue between him and his subcontractors. The pool contractor installed the pool and pool coping for this project, therefore they are not part of our contract with the homeowner. Despite the challenges and delays with the pool contractor, we were able to move the project forward. We installed drainage, re-graded the property and laid the pavers for the two patios. The existing patio was funky as there was a step down in an awkward location, creating a tripping hazard. We adjusted the step location by making a step up from the infrequently used garage door. Now the patio and walk are all at the same level. We removed some of the existing concrete along the sidewalk so you see a cohesive flow of pavers once you are through the side yard, rather than a mishmash of materials. Installing five 24” box laurels helped with the visual privacy from the pesky neighbors. The water features installed in the pool and the standalone fountain help eliminate the sound of the freeway noise. The focal point of the yard is the wall at the base of the pool, constructed out of cinderblock, finished with beautiful 2” and 3” pieces of K2 Full Range Ashlar stone and a bluestone cap, and water weirs. We added visual green by placing the stepping stones into the lawn, which also draws your attention to the other side of the yard and makes the yard look larger. Reducing the lawn footprint a bit, reducing the patio footprint from 1430 SF to 1140 SF, while increasing the planting beds, all made the yard seem more spacious and lush. We recommended increasing the coping size to 18” wide so there would be enough space to around the pool. Many existing plants and trees remained so we had to match and plan for the future since some existing trees look to be nearing end of life. The owner wanted an all white plant palette and loves shade plants like hydrangeas so we had to find full sun, white flowering plants which met with her approval. Providing much needed shade for this uber hot backyard, the oversized pergola allows for expansion of shaded seating for large parties. The fan helps keep guests cool on hot days and the heaters keep them warm during the fall and spring shoulder seasons. Their budget did not allow for a built in BBQ at the moment so we helped them source a sleek looking MontAlpi BBQ island at a reasonable price point.

The Illuminated Room A new client in Burr Ridge, Illinois, asked me to design his living room and said he wanted a unique design. He further said he wanted me to create “the WOW! factor” with a design that I’ve never done for another client. Exciting challenge for a designer, right? Well, after giving it some thought, I decided to create “sculptural” window treatments for the five windows in the room. The room has a curved wall with a faux finish with honey, gold, gray and a hint of golden green. That was my base for a color scheme. We selected furniture with contemporary styling, in black and gray with a hint of rust/copper. The coffee table was very interesting! It’s oval-shaped and finished in copper, resembling a smooth pebble. Deep thought was given to the design of the five tall, slender all windows. I needed to create a design to enhance the overall look of the room and the play up the height of the windows. I found this amazing fabric that was perfect in terms of colors and texture. The background was in blackened, antiqued silver with woven lines of copper that stretched up and down across the length of the fabric. Perfect choice! I also found an amazing trim with diamond stones woven in rows across the band, which added amazing elegance and style. So, I thought to myself, “Why not create curved cornices to echo the curved wall?” I imagined covering the cornices with that perfect metallic fabric and using the diamond-covered trim as a decorative element to add sparkle and draw the eyes up to enhance the height. Another thought: “Why not install LED lights within the cornices to illuminate the ceiling, and install drapery sheers under the cornices?” Voila! Unique idea, I hadn’t done this before, and I was positive that my client would love it! As expected, the client approved. Construction and installation took 12 weeks, a little longer than average; the delay was because I had to find the perfect electrician to make my design come to life. I found the perfect light fixture for the narrow wall that one sees when entering the room. It looks Like a shield with the light right in the center. Unique choice for a unique room! The room is not quite complete. We need an area rug, side tables, and accessories. I will post photos of the room when we have selected the right elements to complete the look. Living in Florida was wonderful but our clients missed seeing their daughter and her family. They missed spending time with their adorable grandchildren. With almost four acres of land to work with, they decided to bring the two families together. We encountered a few difficulties when working on this project. Using a saw-tooth design, we were able to get the space we needed and stay within the building restriction lines. With the tough winter weather, we encountered a few delays but had to meet the target date as our clients were moving up from the south and needed their new home to be move-in ready. Making selections in person can be tough and most of their selections were made from five state's away. Topped with CertainTeed Shingles, this two-story brick and Hardie Plank addition is trimmed with dental moulding and blends seamlessly with the existing home. BF Rich windows and slider allow ample light. An Azek composite deck with stairs offers easy access to the backyard and the pool area. The open kitchen and family room are the heart of this home. The master bath and powder room both have Norcraft vanities topped with granite and under-mount sinks. The master bath is adorned with American Olean tile and a strip of Marazzi Crystal Stone offsets. The niche, grab bar and corner seat all add convenience. Moen and Kohler products were used throughout the remodel. The suite offers many storage options - from the walk-in bedroom closet, cabinetry, attic and basement. Everything came together beautifully. The quality of construction is exemplary and the addition is amazing. We stayed within their budget and significantly increased the value of this property.
