THE SETUP
When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space.
While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses.
In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings!
Design Objectives:
Reimagine the basement layout, creating distinct zones for varied activities.
Expand the workout area to accommodate new equipment, including a Smith machine.
Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing.
Enhance existing features while developing new areas:

THE RENEWED SPACE
Design Solutions:
Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility.
Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations.
Transform the unused area into a vibrant pub-style area for card and table games.
Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting.
Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave.
Base the bar sink area width off the soffit above it.
In the big screen area, use the soffit to inform the width of a wainscoting section.
For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall.
Final Thoughts:
The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities.
The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

For durability Kim applied a couple of coats of General Finishes High Performance Flat or you could use Dixie Belle new GATOR HIDE over both cabinets and island. Both of these High Performance Top Coat is the hardest, most durable consumer top coat on the market today. Gator Hide is a water based Poly-acrylic and General Finishes is a polyurethane. If you want your paint to holdup under heavy use apply a few coats of either of these products!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

Context
Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient.
They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible.
Response
The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy.
Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation.
The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view.
A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

The concept of the garden was based on, “Brazilian Hummingbirds II”, a painting the MFAH has in its collection by the artist, Martin Johnson Heade. Heade travelled to the rainforest in Brazil between 1863 and 1864 and painted a
series of small paintings depicting hummingbirds in the lush foliage of the Brazilian rainforests. His painting, Brazilian
Hummingbirds, II, evokes the sultry atmosphere of the Brazilian rainforest with its misty quality and subtle lighting. His interest in ornithology can be seen in his detailed depictions of the hummingbirds. The garden location is adjacent to one of Buffalo Bayou’s steep, wooded ravines. The ravine, with its native plant communities and topography, is a perfect back-
drop for a garden with a rainforest theme. Because the date for the garden opening coincides with the spring migration of hummingbirds into our region, the hummingbird theme seemed appropriate for this garden competition. The garden will include a variety of tropical plants native to the rainforests such as bromeliads, orchids, heliconia, and passion fruit flowers. In addition, native plants to our region such as the Sabal Minor and Southern Wood Fern will be included to integrate
plants that are found nearby in the ravine. The Heliconia flowers produce considerable amounts of nectar, a high energy food essential for hummingbirds who are known to consume three times their bodyweight in a single day. In addition to nectar producing plants, there will be hummingbird nest materials dispersed throughout the garden. A misty quality to the garden will be provided by a misting system, and tropical colored lights will be lit at night for special events. Visitors to the garden will have a unique sensory experience reminiscent to that of Heade’s travels to Brazil’s rainforests.

Located in a neighborhood characterized by traditional bungalow style single-family residences, Orange Grove is a new landmark for the City of West Hollywood. The building is sensitively designed and compatible with the neighborhood, but differs in material palette and scale from its neighbors. Referencing architectural conventions of modernism rather than the pitched roof forms of traditional domesticity, the project presents a characteristic that is consistent with the eclectic and often unconventional demographic of West Hollywood. Distinct from neighboring structures, the building creates a strong relationship to the street by virtue of its large amount of highly usable balcony area in the front façade.
While there are dramatic and larger scale elements that define the building, it is also broken down into comprehensible human scale parts, and is itself broken down into two different buildings. Orange Grove displays a similar kind of iconoclasm as the Schindler House, an icon of California modernism, located a short distance away. Like the Schindler House, the conventional architectural elements of windows and porches become part of an abstract sculptural ensemble. At the Schindler House, windows are found in the gaps between structural concrete wall panels. At Orange Grove, windows are inserted in gaps between different sections of the building.
The design of Orange Grove is generated by a subtle balance of tensions. Building volumes and the placement of windows, doors and balconies are not static but rather constitute an active three-dimensional composition in motion. Each piece of the building is a strong and clearly defined shape, such as the corrugated metal surround that encloses the second story balcony in the east and north facades. Another example of this clear delineation is the use of two square profile balcony surrounds in the front façade that set up a dialogue between them—one is small, the other large, one is open at the front, the other is veiled with stainless steel slats. At the same time each balcony is balanced and related to other elements in the building, the smaller one to the driveway gate below and the other to the roll-up door and first floor balcony. Each building element is intended to read as an abstract form in itself—such as a window becoming a slit or windows becoming a framed box, while also becoming part of a larger whole. Although this building may not mirror the status quo it answers to the desires of consumers in a burgeoning niche market who want large, simple interior volumes of space, and a paradigm based on space, light and industrial materials of the loft rather than the bungalow.

The first real snowfall arrives, demand for de-icing materials spikes overnight, and the businesses that waited too long find themselves scrambling for supply at the worst possible moment. Facility managers, property owners, contractors, and municipalities all depend on a steady supply of salt and ice melt to keep their properties safe and operational through winter. The ones who plan ahead sail through. The ones who don't pay more, wait longer, and take on real risk.
Sourcing de-icing materials well is not complicated, but it does require thinking ahead and understanding the options. The choices you make about what to buy, how to buy it, and who to buy it from have a direct effect on your costs, your reliability, and your ability to keep people safe when conditions turn dangerous. This article lays out what matters.
Why Your Choice of Supplier Matters More Than You Think
It is easy to treat de-icing material as a commodity, something you grab whenever you need it without much thought about where it comes from. That works fine until the moment it doesn't, usually in the middle of a storm when everyone needs supply at once and the casual sources have run dry. At that point, the relationships you built before the season become the difference between staying stocked and being stuck.
Reliable supply is the whole game in winter operations. A property that runs out of ice melt during a storm faces safety hazards, liability exposure, and disruption, none of which can wait for a back-ordered shipment. This is why establishing relationships with dependable rock salt suppliers before the season starts is one of the smartest moves a facility manager or contractor can make. It locks in supply, often locks in better pricing, and removes a major source of mid-winter stress.
The lesson here is to treat sourcing as a planning decision rather than a last-minute errand. The businesses that come through winter smoothly are almost always the ones that secured their supply chain early, chose suppliers who could actually deliver when it counted, and never had to gamble on finding material during a shortage. Reliability bought in advance is far cheaper than scarcity paid for in a crisis.
Bagged or Bulk: Matching the Material to the Job
One of the first practical decisions is whether to buy de-icing material in bags or in bulk, and the right answer depends entirely on the operation. Each format has clear advantages, and many operations end up using both for different purposes.
Bagged material offers convenience, control, and easy storage. It is simple to handle, easy to distribute to different locations or crews, straightforward to store without special equipment, and convenient for spot application by hand. It suits smaller properties, businesses without bulk storage, and situations where portion control and tidiness matter. Bulk material, on the other hand, tends to make sense for large operations that go through high volumes, where buying in quantity lowers the per-unit cost and the operation has the equipment and space to store and handle it. The tradeoff is between the convenience and flexibility of bags and the volume economics of bulk.
For many operations, the right approach is a mix: bulk for the high-volume core of the work and bags for flexibility, spot treatment, and locations where bulk handling is impractical. The key is to match the format to how the material will actually be stored, moved, and applied, rather than defaulting to one or the other out of habit. Thinking this through in advance avoids both the waste of over-buying bulk you can't handle and the expense of relying entirely on bags for a large operation.
Rock Salt Is Not Your Only Option
Rock salt, or sodium chloride, is the workhorse of winter de-icing for good reason. It is effective, widely available, and cost-efficient, which makes it the default choice for most operations most of the time. But it has limits, and understanding the alternatives helps you choose the right material for the conditions you actually face.
The most important limitation is temperature. Rock salt becomes less effective as temperatures drop, and in genuinely cold conditions it can struggle to do the job at all. This is where alternatives come in. Calcium chloride, for instance, works at much lower temperatures than rock salt and acts quickly, which makes it valuable when conditions are severe or when fast melting matters. Operations that face hard freezes or need dependable performance in extreme cold often keep calcium chloride for sale on hand for exactly those situations, using it alongside rock salt rather than instead of it.
The practical approach is to understand the conditions your property faces and stock accordingly.
