LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

A basement sits below half of the structure while a structural concrete pad supports the other half circle. The floor finishing would take place in the living room, dinning room, and into the kitchen. For this project the owners were fully occupying the space. Of course this process aesthetically enhances the space, but we have also found it to increase the durability of our floors. After mechanically removing the grout we move to additional polishing steps and our two-step sealing process of densification and stain guard. Densifying is a reactive penetrating sealer that makes the concrete even stronger and resistant to scratches, stains and other contaminants. The homeowner selected a natural concrete finish – no added stains or dyes – and the final day, the team polished the floor to the desired finish, a level one, 400-grit shine.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

Here is the finished product of the basement. What we had to do is remove the contaminated areas, apply concealer so that the mold will never return, re insulate the area. Now the homeowner can sell their house mold free. The mold removal process only took 1 day.

This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively. To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance. The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants. The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed. After a final inspection I left the tiles to dry off overnight. The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first. My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer. Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer. This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time! Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant.
