The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

Design ideas for a southwestern drought-tolerant and partial sun backyard retaining wall landscape in San Diego.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request. Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client. A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased. The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package. A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new. The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group, a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

Contemporary townhouse centrally situated on one of Hoboken’s finest blocks. Meticulously renovated 2 years ago, this circa 1889 brick row house has been thoughtfully designed for today’s urban family. Currently configured as a 2 family home, the owner’s triplex features 3 bedrooms, den and 2½ bathrooms. Keeping future expansion in mind, the oversized 1 bedroom garden apartment can easily be recaptured to integrate with the main residence for a total of 3,000+ square feet of living space across 4 floors. The bright open parlor level features contemporary clean lines, working gas fireplace, half bath and a designer Scavolini kitchen with a Wolf and SubZero appliance suite, waterfall island and LaCantina doors opening the rear of the home to a stunning Ipe deck and private yard below – perfect for seamless indoor/outdoor entertaining. The second floor master suite features a step out balcony, large walk in closet and stunning bath with dual vanity, free standing soaking tub and steam shower. Completing the 2nd level is the den with working gas fireplace – perfect for a home office, nursery or fourth bedroom. The top floor features 2 bedrooms, a central family/playroom and bath. New EPDM rubber roof, Marvin windows, hardwood floors, central HVAC system and pre-wiring for sound and cable. Centrally located near NYC transportation, parks, schools and dining/nightlife. Sophisticated urban living at its best!

The old concrete driveway was replaced with a contemporary pattern of large concrete slabs with small Mexican pebbles set in between in permeable resin. The other areas of this front landscape were transformed from a tired, water-thirsty lawn into a contemporary setting with dramatic concrete pavers leading to the home's entrance. Plants for sun and part shade complete this project, just completed in February 2014. This modern lake house is located in the foothills of the Blue Ridge Mountains. The residence overlooks a mountain lake with expansive mountain views beyond. The design ties the home to its surroundings and enhances the ability to experience both home and nature together. The entry level serves as the primary living space and is situated into three groupings; the Great Room, the Guest Suite and the Master Suite. A glass connector links the Master Suite, providing privacy and the opportunity for terrace and garden areas. Won a 2013 AIANC Design Award. Featured in the Austrian magazine, More Than Design. A growing family, a rambling Georgian estate. The question: how to imbue tradition with a fresh spirit? The charge was to maintain the idea of old school charm without the interior feeling just… old. An illustration could be found in picture molding (which we added, then painted to disappear into the walls) or a modern plaster sculpture teetering upon an old barrister bookcase. This Brooklyn backyard features a blue stone patio, horizontal knotty cedar fencing, custom L-shaped sectional bench, a built-in jacuzzi, and contemporary plantings. The plantings include a hornbeam tree in a black fiberglass cube container, a red weeping Japanese maple, maiden grasses, 'Schip' cherry laurels, and boxwoods. Aventura Magazine said: In the master bedroom, the subtle use of color keeps the mood serene. The modern king-sized bed is from B@B Italia. The Willy Dilly Lamp is by Ingo Maurer and the white Oregani linens were purchased at Luminaire. In order to achieve the luxury of the natural environment, she extensively renovated the front of the house and the back door area leading to the pool. In the front sections, Corredor wanted to look out-doors and see green from wherever she was seated. Throughout the house, she created several architectural siting areas using a variety of architectural and creative devices. One of the sting areas was greatly expanded by adding two marble slabs to extend the room, which leads directly outdoors. From one door next to unique vertical shelf filled with stacked books. Corredor and her husband can pass through paradise to a bedroom/office area.

This Boerum Hill, Brooklyn backyard features an ipe deck, knotty cedar fencing, artificial turf, a cedar pergola with corrugated metal roof, stepping stones, and loose Mexican beach stones. The contemporary outdoor furniture is from Restoration Hardware. Plantings are a lush mix of grasses, cherry trees, bamboo, roses, trumpet vines, variegated irises, hydrangeas, and sky pencil hollies.

APLD 2021 Silver Award Winning Landscape Design. Galvanized troughs used for vegetables in the side yard. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.
