Terracotta is an interesting type of stone manufactured using a variety of techniques dependant on the country of origin which leads to a number of differences such as Spanish Terracotta being less porous than its Mexican counterpart: the former is semi-hand made and finished in a factory kiln, while the latter is completely handmade. Spanish Terracotta is therefore a lot less than porous and ultimately, of a higher quality.
But despite the Spanish Terracotta being less porous, and therefore being less prone to ingrained dirt, it still, like any other stone, needs regular maintenance to keep it looking smart. In the tiling trade, we quite often refer to this as a good old fashioned ‘Clean and Seal’ and this is exactly what was requested by this property owner in Halifax, for their Spanish Terracotta tiled floors in the kitchen and adjacent hallway.
I cleaned both sets of Terracotta tiles using the same process, which involved the application of our reliable alkaline cleaner known as Tile a Doctor Pro Clean, diluted with five parts of warm water. Once the solution had been left to dwell for a short period, it was scrubbed into the tiles to remove all dust, dirt, and general muck. This created a slurry of cleaning residue, which I promptly soaked up using a wet vac. A wet vac machine is an essential tool when it comes to cleaning porous tiles since, unlike a traditional mop and bucket, it sucks the excess trapped dirt out of the clay and thus provides a superior clean.
Following this, I applied a small amount of our heavy duty remover, known as Tile Doctor Remove & Go, to deal with some of the more stubborn stains and paint splashes, before rinsing with clean water and wet vaxing in a similar fashion to before.
Once the clean had been completed I left the tiles to dry completely. This can take 12 to 24 hours depending on numerous factors including whether a Damp proof Membrane and underfloor heating has been installed which can really help reduce drying times. Letting the tiles dry completely before sealing is paramount as moisture can cloud the sealer and affect its performance.
Upon my return to the property I ran some quick damp tests, which revealed the tiles were ready to be sealed. I then applied several coats of Tile Doctor Seal and Go, our topical sealer which provides a satin finish and accentuates colour. A new coat of this product is recommended every six months on Terracotta to ensure the continuous protection of the tiles’ soft clay particles.
My customer was extremely pleased with her refreshed Terracotta tiles. It goes to show what a big difference a bit of regular maintenance can make. I advised the customer that an everyday cleaner called Tile Doctor pH Neutral cleaner can also be used regularly to keep the tiles looking great without damaging the sealer.

Over the years, the Houston Museum District located in the Montrose neighborhood has morphed from a residential area into a lively art district, home to art galleries, museums, and aesthetically distinct buildings. When Dillon Kyle Architects set out to design their new office space across the street from the Houston Center for Photography, they needed creative solutions to fit a 5,000 square foot building plus parking on the lot’s small unique space.
The three-story building takes the form of an inverted L, a configuration that allows for maximized parking on the narrow corner lot. The cantilever space was built to shade the cars from the hot Texas sun, while also creating a semi-public place that invites pedestrians to interact with the space and peer inside as they walk through the neighborhood.
The interior design includes open ceilings, concrete walls, wood floors, residential scale furnishings and rugs and warm, neutral colors for a more industrial tone. The exterior has a commercial boxy look, so the team looked for creative cladding finishes to wrap the building and also serve as a rainscreen. After dismissing glass and papier-mâché options, the team settled on wood – Accoya® wood. “The idea was to use a material where you couldn’t tell where the patterns started and stopped, just one big continuous object,” said Peter Klein, architect at DKA.
An abstract leaf-like pattern is carved into 2,500 eight-foot long by eight-inches tall and 11/16-inches in depth, Accoya wood boards wrapping the entire building. The leaf pattern serves as a gentle reference to the live oak trees that line the neighborhood. The rainscreen is made of G80 galvanized steel sheets offset from the building with the Accoya leaf boards attached to it. “We settled on wood, and specifically Accoya wood, because it is easy to mill, and we knew we were going to leave it unsealed,” said Klein.
Because DKA had time, they inadvertantly put Accoya wood to the test by installing a four foot by eight foot sample wall on site. They watched the sample weather to a nice gray patina, which was the desired result. “Even left untreated, it didn’t warp or mildew or mold, and that let us know we were on the right path,” added Klein. The neutral gray tones coupled with its longterm durability, resistance to rot and insects made Accoya wood the ideal material for this project.
The Accoya wood pieces were milled using a CNC machine, which programmed the patterns. Arista Construction and its crew installed the pieces and they “knocked it out of the park,” according to DKA Architects

This bedroom and full bathroom are part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse. We designed a floor plan that creatively and efficiently used all of the 385-square-foot-space, without sacrificing beauty, comfort or function – and all without breaking the bank! To maximize our budget, we did the work ourselves and added everything from thrift store finds to DIY wall art to bring it all together.

This client owned a property in Haringey, North London, which had a classic Victorian tiled floor laid in the hallway. Unfortunately, the floor was in a bad state, the tiles were dull and dirty and there was a missing section by the bottom of the stairs that had been back filled with cement. Fortunately for him however his neighbour decided to remove their front path which was made with matching tiles and so he was able acquire replacements from him. He then contacted us to see if we could use those tiles to fill in the missing ones and revive the whole floor with a clean and seal at the same time.
Before quoting for the restoration work, I paid a visit to the property to survey the floor. I can give quotes from photographs, but much prefer to visit and conduct a test clean, and in this case, I was able to check the spare tiles he had acquired. From that I emailed a quote which the client was happy with, so we arranged a date to return and do the work.
This was a large job, so I teamed up with Jackson Davis the Central London Tile Doctor and whilst Jackson started on cleaning the floor, I took the reclaimed tiles outside and carefully grinded off the excess cement and adhesive from them and cleaned them by hand. We managed to do this by about 3pm. Jackson and I work on a lot of jobs together so it made sense to work as a bubble from the beginning of Covid so we could continue to work together, with two of us on the job it also means we can get the job done quicker.
Cleaning the floor involved applying a 200-grit diamond burnishing pad to the tile lubricated with a strong dilution of Tile Doctor Remove and Go, the slurry was then rinsed off the floor with more water and then extracted with an industrial vacuum. The process was repeated on stubborn areas until we were satisfied the tiles were really clean.
We then moved onto carefully removing the cement from the floor at the bottom of the stairs and cleaning up the base. Once done the newly renovated replacement tiles were laid in place using a rapid setting adhesive which meant they could be grouted later that day before heading home. The floor was then left overnight to dry off.
We then returned the following day and took some moisture readings with the damp meter. The readings were within the expected range, so we were good to go ahead and apply the sealer. If the floor is not dry the seal will not cure properly, and this can lead to a patchy finish.
Three coats of Tile Doctor Colour Grow were applied to seal the tiles. This is a colour intensifying impregnating sealer that works from with and will gives the Victorian tiles durable protection, ideal for a high traffic area such as the hallway. In addition, Colour Grow is a fully breathable sealer so it will allow for moisture to rise through the tile and evaporate, this is critical for floors of this age that will not have the benefit of a damp proof membrane installed under the floor.
The hallway is now looking transformed by the work we did, we certainly thought so, but more importantly our client was very happy with the result and now has the floor he hoped for.

North London Tile Doctor

Our client contacted Tile Doctor as they were having problems cleaning their Slate tiled ensuite bathroom. We visited the property in nearby Stevenage, a London commuter town which is between Letchworth Garden City and Welwyn Garden City. The bathroom had been fitted some time ago, but due to the hard water in the area, there had been a large build up of limescale. The dark slate tiles showed this up even more.
My client had tried numerous household products on the tiles, but nothing was shifting the heavy build up. I discussed with them what Tile Doctor could do and completed a small demonstration. They were surprised how easily we were able to improve the tiles. We agreed a price and a timescale and booked the work in for a few weeks’ time.
The ensuite shower required intensive cleaning to the shower walls and floor where excessive limescale was present so we got to work cleaning with Tile Doctor Oxy-Gel, this is a strong alkaline based cleaner and degreaser, it is a gel so it works well on vertical surfaces where a long dwell time is required to break down dirt, grime, soap scum, oil based products. We left the product on the surface for approximately 10 minutes, removing all previous sealers and dirt. The residue was rinsed off and followed this up with a second clean using Tile Doctor Grout Clean-Up.
Grout Clean-Up is an acidic product designed to remove mineral deposits however you need to be careful with some types of stone as it can etch the surface if used incorrectly. To apply the product was diluted with water in a spray bottle and sprayed on to the wall tiles where it was scrubbed in and then rinsed off. The process was then repeated on the floor rinsing down thoroughly afterwards with water.
Once the slate was clean and dry we proceeded to cut out the existing silicone sealant which was equally stained and was beyond cleaning. This is a slow job and care needs to be taken not to scratch the tiles. It is important to ensure all the old silicone is removed so there is a nice clean surface to reapply the new. This also gave the shower area more time to dry out.
We tested with the moisture meter to ensure the shower area was fully dry and then applied the sealer. We chose to apply three coats of Tile Doctor Colour Grow, this is an impregnating sealer that works by occupying the pores in the stone, so dirt can’t become ingrained there, its also a colour enhancing sealer that provides durable protection. We applied the coats then lightly buffed off the excess with a soft cloth and allowed the slate to dry. The following day we returned to re-silicone all the edges and joints.
We recommended to the customer to use a mild solution of Tile Doctor Stone Soap as a maintenance cleaner for the slate. The client was very happy with the result and could see that cleaning with the appropriate product would ensure the ensuite bathroom continued to look good. The whole job took a day and a half to complete.
