With real estate values reaching premium levels in San Francisco, the client’s desire to expand his top floor apartment with a private outdoor space became feasible. The apartment, situated in a two unit Edwardian building, offered adequate indoor space, but like many city dwelling units, lacked space for outdoor living. To remedy this, a scheme was developed to remove the front half of the existing attic and replace it with a private garden deck. To access the deck from the flat below, a new stairwell was extended from the existing foyer. The north wall of the stairwell is almost entirely glass, which introduces a great deal of welcome daylight into the previously dark foyer and hallway below. At the street façade a low planter/parapet was added to the top of the existing wall to screen the deck from wind, and serve as a guardrail. Since the stairwell is set back from the front, it is not visible from the street below. The deck is outfitted with discreet accent lighting, wet-bar and barbeque. Overhead canopies and wood planting boxes on wheels allow for the atmosphere of the garden to be accentuated and easily changeable depending on the homeowner's desired use of the space.

This addition incorporates a great deal of symmetry as reflected in the skylights, lighting, closet layouts and window placement. The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. The opening from the sitting room to the addition was originally an exterior window that we widened. New built-in closets in the addition are easily accessed from the master bedroom at the end of the addition.
In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom.

Effective residential construction project management is crucial in today’s fast-moving building industry. It means overseeing every step of building a home, from planning to finishing, to ensure projects are completed time, within budget, and with high quality. Unlike commercial projects, residential projects require special attention to meet homeowners' unique needs and wishes, requiring a customized approach from the beginning to the end.
In 2025, the construction sector will use advanced technologies like AI and integrated project delivery (IPD) to streamline processes and improve stakeholder collaboration. However, project managers face significant challenges, including managing risks, maintaining quality control, and ensuring effective communication among team members.
