Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

This small house needed a major kitchen upgrade, but one that would do double-duty for the homeowner. Without the square footage in the home for a true laundry room, the stacked washer and dryer had been crammed into a narrow hall adjoining the kitchen. Opening up the two spaces to each other meant a more spacious kitchen, but it also meant that the laundry machines needed to be housed and hidden within the kitchen. To make the space work for both purposes, the stacked washer and dryer are concealed behind cabinet doors but are near the bar-height table. The table can now serve as both a dining area and a place for folding when needed. However, the best thing about this remodel is that all of this function is not to the detriment of style. Gorgeous beaded-inset cabinetry in a rustic, glazed finish is just as warm and inviting as the newly re-faced fireplace.


Wrapping around the back corner of the home, past the pool house, a stepping stone path meanders through a perennial garden. Behind the fence panels on the left are the AC units.
The natural grade of the side yard has been used to best effect with the inclusion of a low retaining wall. The change in elevation within the space, the perennials and shrubs planted both high and low help to balance the view which includes the AC enclosure. The location of the wall curves towards the enclosure creating a "pinch point" gateway.

This garden was designed to celebrate panoramic views of the San Gabriel mountains. Horizontal bands of slate tile from the interior of the mid-century home wrap around the house’s perimeter and extend to the rear pool area, inviting the family outdoors. With a pool framed by mature trees, a sunken seating area, fruit trees, and a modest lawn for a young family, the landscape provides a wide range of opportunities for play, entertaining and relaxation.

We designed this lovely, private dining area with custom wood-slat screens and a concrete kitchen complete with seating, grilling, counters and wood storage. Climbing hydrangea vines are being trained to extend over the custom window arbor.
