Hill Creek is a sophisticated Southern Estate property located on a quiet cove of Lake Tyler. We were commissioned to develop design solutions that would maximize usable space while considering challenging topography. Early in the project, we worked closely with the builder to set the finished floor elevation of the house and remedy drainage problems throughout the construction process. The primary concern for the client early on was how to deal with the transitional zones above and below the house. We had a 40’ grade differential from the front of the house to the lake and we needed to minimize the impact step transitions and retaining walls would have on the aesthetic. The final product was the successful result of an intense collaborative process that often felt more like a game of tug-o-war. Once the front Parking Court retaining walls were laid out and built, We could move on to designing the back pool terrace and tackle the second grade transition from the lakeside Pool deck to the water. There are so many small details that can get overlooked or lost on a project of this scope. The overall charm and beauty achieved here is testimony to the value of positive and often relentless collaboration between Owner, Landscape Architect, Builder and Architect.

Homeowners are happily discovering that they can appease their inner child by building a personalized backyard water park. By adding waterslides, a lazy river, splash zones, and other water park favorites, homeowners can capture the pure excitement usually found only at a distant, crowded amusement park.
As the demand for personal water parks increases, pool designers are learning the ins and outs of developing and building these intricate spaces. It is important that highly skilled engineers and builders are consulted, because the correct type and number of pumps, electricity, and other controls are critical for success. Plus, these complex zones require a variety of permits and must follow a local government’s building codes.

To facilitate the builder's desire to create a successful model home in this large site development with expansive natural preserves, this design creates a sense of presence far greater than its actual size. This was accomplished by a wide yet shallow layout that allows most rooms to look out to rear of home and preserve views beyond. Designed with a West Indies flavor, this thoroughly modern home's layout flows seamlessly from space to space. Each room is bright with lots of natural light, creating a home that takes fullest potential of this unique site.

A "Levitt" Home is named after an American real-estate developer who experimented with mass housing projects on the East Coast. Levitt & Sons' first successful housing development was located on almost 20 square miles of land near Hempstead, Long Island and was named Levittown. The assembly line construction method allowed Levittown to be constructed more efficiently than other developments at the time, with teams of specialized workers following each other from house to house to complete incremental steps in the construction.
A key element of a Levitt home is a fireplace smack dab in the middle of the kitchen; a kitchen designers dream (haha!!) Here is the view of the fireplace our designers have to work with and around when designing for a Levitt home.
