Although the area and views are beautiful, the condo felt small, dark, and dated. The layout was also not functional, and had a lot of wasted space. They wanted the space to fit their lifestyle and feel like it was their own. Having worked with Sosna previously, they knew they could put their full trust in Sosna. During the renovation, they were able to visit their cottage and relax, knowing their home was in good hands. Their only worry was that the condominium rules would restrict or delay the job. These worries were laid to rest, as Sosna developed a respectful and trusting relationship with the building management during construction. In the Kitchen and eating area, we kept the existing footprint, but installed plenty of new cabinetry to provide much more functional storage, ensuring every square inch of the space was used to its full potential as a useful space. A white marble countertop and lower cabinetry made the space feel bright and open. In the Master Bathroom, we re-worked the layout to allow for a larger, more functional and luxurious shower with a built in seat and nooks. During the design phase, we noticed that our clients had been hang drying clothing using a small rack in the bathtub. New hanging rods were installed above a new bathtub to provide a more functional solution for hang drying clothing that did not require having to move drying racks in and out of the space when needed. Beautiful patterned floor tiles were accented as well in the shower nooks to tie the bright new space together. The Guest Bathroom was dark and dated. We were able to give it a welcoming facelift, giving it a more open and airy feel and a pop of colour in the shower. Finally, we replaced the previously mismatched laminate flooring throughout the home with a darker vinyl flooring, all flowing in the same direction to provide a seamless and cohesive flow throughout the home, not to mention easy maintenance! In the end, our clients were delighted with the care and quality of work put into their home, as well as the ease of the process from design to completion. We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

The primary bath’s custom medicine cabinet and vanity are connected and almost fully installed. This combined standalone piece was designed by Studioteka with trusted millwork collaborators Capri executing the fabrication, and our wonderful builders Tumen assisting on electrical and plumbing. The cabinet has three doors, with hidden 170° soft close hinges, and mirror on both sides to allow for profile views in a variety of configurations at the client’s request. A beautiful Kuzco light fixture has been seamlessly integrated into the piece above the mirrors. The vanity will have the same integrated (and very tactile!) pull detail that we’ve developed for the doors and drawers on the other custom pieces we’ve created for the home. This piece was designed to incorporate a lot of storage, both inside as well as on open shelving along the wall, and the lower cabinet has a pull out tray for easy access. We even left room for a beloved antique upholstered seat at the counter for the client’s morning beauty and wellness routine. The primary bath’s custom medicine cabinet and vanity are connected and almost fully installed. This combined standalone piece was designed by Studioteka with trusted millwork collaborators Capri executing the fabrication, and our wonderful builders Tumen assisting on electrical and plumbing. The cabinet has three doors, with hidden 170° soft close hinges, and mirror on both sides to allow for profile views in a variety of configurations at the client’s request. A beautiful Kuzco light fixture has been seamlessly integrated into the piece above the mirrors. The vanity will have the same integrated (and very tactile!) pull detail that we’ve developed for the doors and drawers on the other custom pieces we’ve created for the home. This piece was designed to incorporate a lot of storage, both inside as well as on open shelving along the wall, and the lower cabinet has a pull out tray for easy access. We even left room for a beloved antique upholstered seat at the counter for the client’s morning beauty and wellness routine. No stone was left unturned on this fantastic project, which we’ve developed with a lot of love. Stay tuned for more updates as we push towards the finish line!
