Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! Set on ten acres abutting protected conservation land, the zoning for this site allowed for a creative multi-unit residential project. The design concept created a sustainable modern farm community of three distinct structures. A sense of individuality is established between the buildings, while a comprehensive site design references historic farms with a home-like, residential scale. An existing structure was renovated to house three condo units, featuring sliding barn doors and floor-to-ceiling storefront glass in the great room, with 25’ ceilings. Across a circular cobblestone drive, a new house and barn structure houses two condo units. Connecting both units, a garage references a carriage house and barn with small square windows above and large bays at ground level to mimic barn bays. There is no parking lot for the site – instead garages and a few individual parking spaces preserve the scale of a natural farm property. Patios and yards in the rear of each unit offer private access to the lush natural surroundings and space for entertaining.

We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.
