The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. German Embassy in Pristina - Kosovo, contracted the architecture office “Ferizi + Ferizi Architects” to plan and implement an Annex Office building for their purposes. As detached part of this building is designed the waiting area, as alone standing structure. This Office Building is constructed by assembling of Eight used office containers that were delivered on trucks and set up after only a few hours on the basis of the LEGO principle, according to the planning on strip foundations. By removing the flexible exterior wall panels, a large room of 115 m² was created, with the counter wall as a room partition between two office spaces, each with seven workstations as well as three counters for agents on one side and a room for visitors on the other side. With this system, room solutions can be easily implemented in all dimensions. The container, seen as a geometric shape, is a simple, octagonal, solid box. The standardized perfection of its dimensions is striking: 2.44 meters wide, 2.59 meters high and 6.06 meters or 12.19 meters long. Since its introduction in 1956 by the American transport entrepreneur Malcom McLean, the container has become a standardized transport module worldwide, whether on ships, trucks or construction sites. The shipping containers have additionally revolutionized the transport industry, pushed the globalization noticeably, and thus directly or indirectly influenced all our lives. But after only a few years, when the first overseas containers wore out, many engineers recognized the positive properties of used shipping containers for building houses, especially since they are robust, flexible, multifunctional and second-hand relatively inexpensive to purchase. The time has long passed by to treat containers exclusively as transport objects. As a "measure of all things", containers can hardly be ignored in construction. Their use is no longer limited to temporary use since school containers, information containers, office containers or entire residential buildings are now part of our everyday life in the construction industry. However, current examples of the container architecture prove that even the most demanding solutions for container building are feasible. For their specific aesthetic and spatial qualities, containers also serve as design parameters for the development of new forms of architecture and urbanity. The office building as an extension of the visa section, characterized by modern materials and contemporary aesthetics has been designed and built mainly as a low-energy building. Extensive insulation to achieve a comfortable and sustainable constant temperature in the interior, high window quality and low energy consumption make the building energy-efficient. The sophisticated lighting technology, networks, heating systems and air-conditioning systems are also components of this equipment. It creates an overall harmonic picture and guarantees the highest standard in sustainable construction, taking into consideration the fact that environmentally friendly recycling and reutilization have become an increasingly important issue in our society. West and East side of the wooden facade is compact and has few openings, while the southern facade is completely open with lot of glass. Its spatial openness ensures a transparent, friendly work environment, which allows a lot of light into the space. This openness allows an uninterrupted, pleasant and close-to-nature view from interior spaces into the beautiful garden. During the installation of sophisticated light sources in the garden, emphasis was not only put on functionality and security, but also on the beauty of the garden shown through the illumination in the evening. Large, horizontal white “brisole” serve as external sun protection systems, mounted on the canopies of the entrance areas of the modular construction and the enclosure, adeptly cast shade on these areas and at the same time shape the entire architectural language. While on one hand, the two quadratic ledges suspended in the air, are docked with steel stairs and match the wooden façade, lead the staff to their office space, the artful modern interior, on the other hand, perfectly unites the functionality, innovative technology, culture and positive effects on the employees' efficiency and wellbeing. A lot of white, interjected by warm wooden and colored accents, determines the ambience. In the case of the lighting solution, the mainly linear ceiling lighting is used as the overlapping design element both for the offices of the visa section as well as for the counters and the waiting area for the visitors. They underline the puristic design in order to create a pleasant light for a desired general illumination and ensure optimal light conditions without causing disturbing reflections on the computer screens. In addition, precisely positioned pendant luminaires are installed at the workstations, which ensure pleasant room brightness. In the entrance area, the harmonic and uniform lighting effect from the ground highlights the integration of photography and architecture. Photographs of landscapes, people, places, expressing unforgettable, impressive moments and memories have been lovingly engraved on 8 x 8cm square oak blocks. The idea of an effective, impressive environment that stimulates and inspires the work was the premiss on which the whole design concept was based. Get Cozy in this Renovated 1870’s Home with Modern Classic Charm The Challenge: Replacing and rebuilding an entire floor to coincide with the style and charm of the historic home For a lot of people, nothing can compare to the charm and warmth of a unique heritage property. As an interior designer, it is remarkable to walk into a home that was built in Fredericton during the 1870s. To be surrounded with such architectural details is a designer’s dream, so you stop and pause and realize the character, charm and warmth should never be comprised, it must be protected. I had every intention of doing so, I wanted to bring the space under renovation back to a luster and original beauty by providing a modern yet classic appeal. The first thing I noticed was the wasted space that we could capitalize on. The bay window was the perfect backdrop for a custom window bench and the current heritage bookshelves required symmetry, so a decision to build an adjoining custom piece was designed. The floors required complete replacement and the entrance tile was outdated and did not align with the hardwood floor. With a heritage home renovation comes special challenges that don’t normally present themselves in a newer home renovation. Unfortunately, the original floor had to be replaced, it could not be salvaged. We chose a warm hickory hardwood that aligned perfectly with the warmth and comfort of the home. The entrance tile…took some convincing. In the end the home owners agreed to my recommendation of Casa Roma tile. The real challenge came when the floor had to be replaced, there were so many issues from rotten wood to uneven floor joists. The contractor and his team were meticulous, ensuring the new floor was safe, balanced and aligned to perfection with the adjoining floor. The entrance floor was removed and a seamless transition from tile to hardwood was perfected. The result – true perfection, like the hardwood and the tile had been married together for years. The adjoining custom piece was designed to house the electronics in the room but with a great deal of detail to ensure it appeared to have always been there. The real challenge was matching the stain to the existing bookcases, there was no stain on the market that matched. A call to Fredericton’s Stain Doctor and the perfect stain was custom created. I utilized the colour undertones in the home owners art collection to create the colour palate. I wanted to ensure the furniture and furnishings were worthy of this magnificent home. I developed a soft, warm palate of greys, blues and lavender using different textures yet providing a cozy, modern and classic appeal. As part of the Modelowedomy collection of individually configurable houses, Modbarn combines the character of a modern barn with a spacious high-ceilinged living and dining area, while the kitchen is partially separated from the lounge by an openwork shelving unit. My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. A young couple recently bought a house in Barnsley and were renovating it from top to bottom, included in the plan was the desire to have the previously unloved Victorian floor made beautiful again. The house stands in an area of Barnsley famous for its’ big Victorian villas and quite rightly they felt it was important to ensure period features like this original floor were correctly maintained. Due to the floor being covered up for many years the floor had developed damp staining, it also had a lot of paint splattered on it. There were also some loose tiles that needed fixing back in place and the layer of old floor polish was present which would need removing. I started by protecting all the skirting boards, doors and carpets bordering the tiles from splashing. The loose tiles were then cleaned up and then secured back in place using a fast-setting adhesive. Once the adhesive was set, I turned my attention to stripping and cleaning the floor starting with the application of a coarse 200-grit diamond pad fitted to a weighted rotary buffing machine. The pad was lubricated using a dilution of Tile Doctor Remove & Go which was applied to small sections of the floor and left to soak in for ten minutes first. I run the buffing machine at a slow speed to minimise splashing. Remove & Go is amazing at removing old floor coatings (i.e. sealers), dirt and grime from the floor. When the diamond pad had been used on each section of the floor for five minutes the slurry was vacuumed up using a wet vac machine and I moved onto the next section. Once the whole floor had been cleaned in this way it was time to start the next step. Old floors like this which don’t have the benefit of a damp proof membrane, and have been covered up for a long time, can suffer from efflorescence issues due to moisture being trapped in the tile. This will result in white salt staining appearing on the tiles for days, weeks and sometimes months afterwards. To counter this the alkaline salts are neutralised by giving the floor an acid rinse using Tile Doctor Acid Gel and leaving it to dwell for five minutes before going over the floor again with the coarse diamond pad. The slurry was again removed with a wet vacuum and the floor was scrubbed clean with damp cloths. I returned a few days later once the floor had dried to seal the floor. The client wanted a satin finish so knowing the floor had damp and efflorescence issues I opted for Tile Doctor Seal and Go Extra. This is a topical sealer which leaves a lovely satin finish but also allows for the floor to breathe. six coats were required to make the floor look perfect, allowing the lovely colours to come through. Once complete the floor looked much brighter and the colours really shone through. The owners were really happy with the renovation we carried out and before leaving I took time to discuss how best to maintain the tiles going forward including the use of Neutral Tile cleaner. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light.
