Our Bellevue studio created a calm, peaceful sanctuary in this beautiful Sammamish home for our busy clients and their young children. We chose a neutral palette with pops of blues, greens, and wood tones to create a warm coastal appeal. In the living room, elegant furniture and comfortable fabrics create a charming, welcoming vibe. The primary bedroom is designed as a sanctuary for relaxation with cozy furnishings, soft colors, and a hint of greenery. Meanwhile, in the kids' bedrooms, we chose playful colors and cute decor that create a cheerful ambiance. The open-concept kitchen and family living room have a bright, airy feel, making it a great place for warm get-togethers. We also added a fun and functional office space with plenty of storage space for files and documents.

THE LIBRARY: Years before this home was built, the Owners had collected several pallets of 70 year-old adobe utilized by the famed Tucson Architect 'Josias Joseler' to build 'St. Phillips in the Hills' Church. A Road expansion required partial demolition of the original courtyard wall of this desert masterpiece, which the astute church members salvaged for some special us. This Libray fireplace was veneered with the 70 year old adobe. A metal plate on the wall (upper left) holds the original Catalina Foothills lot sign and number (153). The Architectural Designer/Builder visited the site at night-fall to verify and document the protected view corridor of city lights seen at night time. A window located opposite the desk location (not seen in this photo) allows the homeowners the city light view.

This was a collaborative design with John C. Henry, AIA as the principal architect on the project. In 1998, John asked me to perform the construction documents for this new lakefront home in Winter Park, Florida. The owner was a single avionics engineer who enjoyed entertaining guests. The home has five bedrooms, three and half baths, a three car garage, large kitchen, formal dining, large great room and a dance hall. This lakeside home has an ideal location that feels like it's a rural setting, yet it is close to everything and just minutes from downtown Orlando and Winter Park. Client was looking for adding new office space for him and his partner at his house along with adding dormers to the front side, right side and back side of the existing house. He was also looking to add some storage and closet spaces to his house and providing sunlight to one of the back-side bed rooms. The biggest concern by the client as doing an expansion project as if the new added parts are part of the original house, when somebody sees the house from the main street. Completely consistent and faded into the existing design theme. and this is why he asked for some 3D renderings first and then creating permitting documents in separate phases.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

The client desired to use her great-grandmother's bed and vanity in a unique and artsy way to create a breakfast nook with an area to display her children's artwork. The head and footboards were used to create this beautiful bench seat and the shelves were made from the bedrails. The blue paint on the bottom of the shelves is the original paint located on the backside of the bedrails and vanity. The picture frames are designed for easy access and to store up to 50 pictures, certificated and documents so that when the next picture or certificate is awarded she can place it right on top of the last one.
