A staircase is so much more than circulation. It provides a space to create dramatic interior architecture, a place for design to carve into, where a staircase can either embrace or stand as its own design piece. In this custom stair and railing design, completed in January 2020, we wanted a grand statement for the two-story foyer. With walls wrapped in a modern wainscoting, the staircase is a sleek combination of black metal balusters and honey stained millwork. Open stair treads of white oak were custom stained to match the engineered wide plank floors. Each riser painted white, to offset and highlight the ascent to a U-shaped loft and hallway above. The black interior doors and white painted walls enhance the subtle color of the wood, and the oversized black metal chandelier lends a classic and modern feel.
The staircase is created with several “zones”: from the second story, a panoramic view is offered from the second story loft and surrounding hallway. The full height of the home is revealed and the detail of our black metal pendant can be admired in close view. At the main level, our staircase lands facing the dining room entrance, and is flanked by wall sconces set within the wainscoting. It is a formal landing spot with views to the front entrance as well as the backyard patio and pool. And in the lower level, the open stair system creates continuity and elegance as the staircase ends at the custom home bar and wine storage. The view back up from the bottom reveals a comprehensive open system to delight its family, both young and old!

“Dramatic” and “no detail spared” are two ways to describe this stunning home in Corona del Mar. Located on an oversized bluff side lot with views of Newport Harbor, Catalina, and the Pacific Ocean, the contemporary dwelling is the work of Brandon Architects Inc. and Spinnaker Development. Door and window systems from Western are used throughout, especially the Series 600 Multi-Slide, where it’s used to enhance features such as indoor/outdoor living areas and a guest casita that opens to a courtyard.

Dramatic plant textures, modern hardscaping and sharp angles enhanced this mid-century modern bungalow. Soft plants were chosen to contrast with the sharp angles of the pathways and hard edges of the MCM home, while providing all-season interest. Horizontal privacy screens wrap the front porch and create intimate garden spaces – some visible only from the street and some visible only from inside the home. The front yard is relatively small in size, but full of colorful texture.

This moody and sophisticated piano room exudes timeless charm and modern refinement, creating a space that feels both dramatic and inviting. At its heart, a deep green velvet sofa draws you in with its luxurious texture, while the grand piano stands as a centerpiece, evoking an air of classic elegance and creativity. Floor-to-ceiling black-framed windows flood the room with soft natural light, beautifully contrasting the rich gray walls and enhancing the room’s layered design. A glass-top coffee table with metallic accents adds a touch of glamour, while a plush area rug and lush greenery bring warmth and life to the space. This San Rafael front landscape has been dramatically updated with a welcoming concrete pathway entrance, and complimented by a variety of architectural plants, hardy succulents, textural grasses and a majestic, fruitless olive tree. The dramatic transformation is enhanced by a raised corten steel planter at the pathway entrance with gravel and succulents. Two horizontal ipe wood structures provide contemporary accents. New raised concrete planters alongside the new concrete driveway define the property and showcase more colorful succulents. A beautiful gray house paint color and ipe accents complete the remodel.

Nestled in the former antiques & design district, this loft unites a charismatic history with lively modern vibes. If these walls could talk. We gave this industrial time capsule an urban facelift by enhancing the 19-century architecture with a mix of metals, textures and sleek surfaces to appeal to a sassy & youthful lifestyle. Transcending time and place, we designed this loft to be clearly confident, uniquely refined while maintaining its authentic bones.

This compact transitional kitchen is beautifully composed with white cabinets, an undermount sink, granite countertops and white backsplash. Everything is enhanced by some gorgeous wood accents.

The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings.
Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start.
Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded.
Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

The front areas of this landscape were transformed from a tired, water thirsty lawn into a contemporary setting with dramatic concrete pavers leading to the home's entrance with FX Luminaire low voltage pathway lighting. New driveway constructed with large concrete slabs and small black pebbles set in resin. Plants for sun and part shade complete this project.
