The original kitchen featured dark cherry cabinetry with ornate corbels, Tuscan-inspired tile, outdated bronze hardware, and insufficient lighting that made the space feel heavy and visually closed off. While the cabinetry itself was high quality, the clients were unsure whether to paint or replace it and wanted reassurance that their investment would feel timeless. The design solution focused on refinement rather than removal. Existing cabinetry was repainted in a warm neutral tone to immediately brighten the space while complementing the existing stone flooring, and decorative corbels were replaced with simplified profiles to modernize the cabinetry without altering its original construction.
Moon Valley quartz countertops established a cohesive palette with subtle warm undertones, while Tuscan-style tile was replaced with classic white subway tile to visually open the space. Patterned tile accents were selectively incorporated at the range and adjacent coffee station, and the range feature was simplified by eliminating the original arch to create a cleaner focal point. Lighting played a critical role in the transformation, with glass and brushed gold fixtures significantly improving brightness and maintaining open sightlines into the adjacent living and dining areas. A new side-by-side refrigerator was custom paneled to match the cabinetry profile, and bulky island seating was replaced with slim-profile barstools upholstered in durable performance materials—supporting an active, family-focused lifestyle. The result is a warm, cohesive transitional kitchen defined by thoughtful restraint, improved function, and lasting appeal.

The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase.
The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone.
Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain.
All of this was achieved and more. The finished project speaks for itself.

**Custom Timberline-Style Covered Patio with Skylights & Outdoor Comfort Features – Maple Valley**
Completed a custom 472 sq. ft. (25'6" × 18'6") attached Timberline-style gable patio cover, seamlessly integrated with the existing home. The new roof features a continuous soffit, glulam beams, and a custom cricket where the new gable ties into the existing roof over the bump-out for a clean, watertight transition.
The structure is supported by three posts, with the third post incorporated into the deck railing for a streamlined appearance. Installation included removal and replacement of the necessary decking and framing to accommodate the new structural supports. The ceiling was finished with 6-inch tongue-and-groove pine soffit, while the posts were wrapped for a refined architectural look. New gutters and downspouts were installed, and the roof was finished with Presidential shingles to match the existing home.
To maximize natural light, four 2' × 4' skylights were installed, complete with flashing, trim, and professional waterproofing.
Electrical upgrades included six recessed LED soffit lights tied into the existing circuit, two new exterior outlets, and two Bromic Cobalt 4000-watt infrared heaters, creating a comfortable, functional outdoor living space that can be enjoyed year-round.

Beautifully crafted wrought iron railing in Eastchester, NY. The railing was expertly galvanized and finished with a custom white paint to meet the client's specific request. This installation not only enhances the aesthetic appeal of the home but also provides durable and reliable support for the stairs.

What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized?
This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants.
We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy.
Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.
