Stunning master bathroom created in former master closet space. Style and function at its best! High end finishes, including Lacava trough sink with Grohe fixtures, Ultracraft cabinetry, frameless mirror cabinet, sliding glass frameless shower door, white ice subway tile, and hexagon tumbled marble flooring. Transom window in shower brings in extra natural light. Built in shelving with frosted glass doors provides additional linen storage. A new closet was built in the master bedroom using frosted glass doors creating a contemporary, elegant look. Hallway bathroom includes gorgeous LED wall sconces, kohler undermount sinks, artic white quartz counter top, Steamview steam radiator, and beautiful charcoal porcelain floor tiles.

Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! Each design challenge is an opportunity to push the envelope, by creating a new and exciting aesthetic or finding creative ways to incorporate sustainable design principles.

These environmentally conscious homeowners have always hoped for a light and bright kitchen. Having tried new paint and DIY fixes, they knew the next step was a full kitchen remodel. The new kitchen was designed to incorporate more storage, additional countertop space, and a focus on bringing light within the room. White cabinets, custom handmade recycled glass countertops by Dakota Surfaces, and white backsplash surround the room. Bringing in natural light, two additional windows were added with a view of the back yard and two new solatubes were installed for additional natural light. LED solatube light kits were included, LED undercabinet lighting and an LED entry light complete the light package. To tie in the existing home, the existing hardwoods were refinished and stained to match the front of the home along with new millwork and trim in coordinating styles. The whole space provides not only a functional space but a wonderful feeling of sunshine when you walk into the room.

Modern shower using 12x12 ceramic tile with a glass tile inlay on the wall. Moen Kingsley Posi-Temp Valve brushed nickel Trim Kit. Cut tumbled stone on the floor and shower shelf. Shower shelf is custom back lit with L.E.D. lights. The shower is 4 ft wide x 6 ft long and 9 ft high.

This Outdoor Living Patio project included installation of new patio area, pergola, front and side walkways, and lighting as per our design. Installed was approximately 530 square feet of patio area with a landing step area at the rear door. We used Techo-Bloc ‘Blu 60 Smooth’ pavers for the patio area as well as the front walkway. The existing Front and side walks were removed prior to the hardscape installation. Outdoor kitchen, fire pit, and step were all constructed with Techo-Bloc ‘Graphix’ wall stone. Fire pit and step capped with Techo-Bloc ‘Graphix’ Cap. The Outdoor kitchen is topped with a custom marble counter top. 38″ grill and 38″ double access door were installed in kitchen area. The Pergola is constructed using Western Red Cedar and stained to compliment the hardscaping. Low voltage LED lighting that was installed includes, under cap lighting on step and kitchen; up lights on trees (2 lights each); and a 150 watt transformer. Landscape beds and new plants were installed around the new patio area. The Landscaping included, mulching of new landscape beds, Repair, grade, and seeding damaged lawn areas as well as Trimming existing Hydrangea and Boxwoods. This Outdoor living patio area was installed in Lancaster, PA.

Custom metal ceiling grille with powder coating. Designing, engineering, lighting and hanging system by HMH Iron Design. To start with, we used stainless steel in production. Then we finish it by white powder coat which makes it look modern and futuristic. To enhance comfort and effectiveness, we also added a LED light bars. Latter are great compliments for office interior design. All details organically fit to the design style which reminds more industrial.
