The 2021 Southern Living Idea House is inspiring on multiple levels. Dubbed the “forever home,” the concept was to design for all stages of life, with thoughtful spaces that meet the ever-evolving needs of families today.

ZED designed the simple, gable-roofed structure and proposed the Passive House standard. The resulting home consumes only one-tenth of the energy for heating compared to a similar new home built only to code requirements.

The custom millwork was done to replicate the look of the cabinetry in the open concept family room. This completely custom renovation was eco-friend and is obtaining leed certification.

This Seattle remodel of a Greenlake house involved lifting the original Sears Roebuck home 12 feet in the air and building a new basement and 1st floor, remodeling much of the original third floor. The kitchen features an eat-in nook and cabinetry that makes the most of a small space. This home was featured in the Eco Guild's Green Building Slam, Eco Guild's sponsored remodel tour, and has received tremendous attention for its conservative, sustainable approach. The local fieldstone blend covering the facade, the roof pitch, roofing materials, and architectural details of the new pool structure matches that of the main house. The rough hewn trusses in the hearth room mimic the structural components of the family room in the main house.
Sliding barn doors at the front & back of the poorhouse allow the structure to be fully opened or closed.
To provide access for cords of firewood to be delivered directly to the pool house, a cart path was cut through the woods from the driveway around the back of the house.


This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction.
The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping.

Set in Montana's tranquil Shields River Valley, the Shilo Ranch Compound is a collection of structures that were specifically built on a relatively smaller scale, to maximize efficiency. The main house has two bedrooms, a living area, dining and kitchen, bath and adjacent greenhouse, while two guest homes within the compound can sleep a total of 12 friends and family. There's also a common gathering hall, for dinners, games, and time together. The overall feel here is of sophisticated simplicity, with plaster walls, concrete and wood floors, and weathered boards for exteriors. The placement of each building was considered closely when envisioning how people would move through the property, based on anticipated needs and interests. Sustainability and consumption was also taken into consideration, as evidenced by the photovoltaic panels on roof of the garage, and the capability to shut down any of the compound's buildings when not in use.
