It’s always a great surprise to find old tiled flooring hidden underneath carpet or linoleum which appears especially common with 19th century properties where it’s not unusual for the owners to uncover fantastically patterned, original Victorian tiled floors and, naturally, they want to restore them to their former glory. If you have a property of this type you might want to look under the carpets. The majority of the time, however, these tiles have been covered up for decades, allowing for thick layers of muck to build-up and are invariably damaged carpet grippers, surface glue and adhesive tape. This was pretty much the case with this customer who lives in the town of Warminster and was keen to have her own newly discovered Victorian hallway brought back to life, and called me down to see what could be done. Upon arrival at the property, I determined that the tiles would definitely require a very deep clean, including the remove of numerous glue stains, followed by the application of a new seal. Before I could begin the deep cleaning process, I needed to remove the carpet grippers and surface glue, attempting to remove as much as possible by hand using a scraper. For the particularly stubborn areas, I applied Tile Doctor Remove & Go, a powerful stripper specially designed to break down adhesives and solvents, and left it to dwell for 20 minutes to eat through the glue deposits. I then attached a black pad to a rotary machine and scrubbed the area thoroughly to clean the affected areas, before removing the resulting slurry using a wet vacuum and rinsed with clean water. Once I was satisfied that all of the glue had been removed, I proceeded to soak the floor using a solution of the high alkaline cleaner known as Tile Doctor Pro Clean. This is a versatile product that can be used on a wide range of natural stone floors to deal with heavy soil build-up. I left the Pro-Clean to dwell for ten minutes, and then scrubbed it into the tiles to remove the ingrained dirt and also to break down any old and ineffectual seals. The floor was then once again rinsed thoroughly with clean water which was then extracted using a wet vacuum before being left to dry for a couple of days. Upon our return to the property I immediately tested the floor for damp using a damp meter. This is an extremely important test to carry out before sealing any kind of tiled flooring, due to the fact that excess moisture left over from cleaning can cloud the sealer and damage its ability to protect against dirt and stains. Thankfully, the damp test revealed no excess moisture, and I was able to proceed with sealing the tiles. My choice of sealer was Tile Doctor Seal and Go, a water-based topical sealer that simultaneously provides both a stain resistant surface seal and a durable and aesthetically pleasing low sheen finish, also being water based it doesn’t give off a smell as it dries. This is a very cost effective product that is highly suitable for use on Victorian and Quarry tiles, I applied five costs to achieve the desired finish. The customer was very pleased with the final results. It’s always satisfying to restore original Victorian tiled floors to looking their best once again – and this one was no exception. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. After an unfortunate flood, this bathroom was ripped out taken down to the studs, giving us a completely blank slate to work with. To maximize this fairly compact guest bathroom, we added horizontal shiplap paneling to the walls to expand the space visually. The front of the tub was also wrapped in shiplap for added continuity. Hex tile flooring provides pattern and movement against the white painted shiplap walls. This Escape Room was created as an upstairs getaway. It was designed to serve as a sitting and t.v. room, office, yoga retreat, and guest room. Also added was a wet bar for beverages. Had fun refinishing and reupholstering authentic mid century teak furniture. Played with the addition of a classic ottoman to combine styles for an interesting effect. Marble tiles can be tumbled in large drums to achieve an aged and softened effect, and this can look very nice providing that the stone is adequately maintained. In the case of this floor at a property in Twickenham South West London, the Marble tiles that had been laid over five years ago, and in that time the sealer had worn down offering the floor little protection. Dirt had now become ingrained in the pores of the stone and grout, and a deep clean and fresh seal were required to restore the stone’s original colour and lustre. The property owner asked me to complete the job and I was more than happy to oblige. To begin the restoration, I applied both Tile Doctor Pro-Clean, which is a high alkaline cleaner, and Tile Doctor Remove and Go, which a heavy-duty stripper and remover, to the floor and scrubbed the products in using a scrubbing pad fitted to a professional rotary machine. The chemical solvents in the Remove and Go helped to break down any old sealer that remained inside the stone, allowing the Pro Clean to then work its magic on the stubborn ingrained dirt the customer had struggled to remove previously. Some of the deeper veins and grout lines I chose to scrub by hand to ensure the fullest and most meticulous clean possible. The resulting soiled cleaning solution was then pressure rinsed with water and the soil extracted with a wet-vacuum, leaving a completely clean floor that was now ready to be sealed using a new sealant. I returned to the property the following day after allowing the Marble tiles to dry fully. Drying the tiles is a crucial part of the restoration process, since even a small quantity of excess moisture can cloud the sealer and prevent it from working to its fullest capabilities. I applied two coats of our solvent-based impregnating sealer known as Tile Doctor Colour Grow. As the name of the product suggests, Colour Grow not only protects the tiles against ingrained soil, it also thoroughly lifts and enhances the natural colours in the stone. The new seal will make it easy for our customer to maintain the floor, making daily cleaning easier. It will also protect the stone against the nasty spillages that are common in kitchens and living rooms. The customer was thrilled with the much-improved appearance of the Marble tiles and is very reassured that they will now stay in great condition for a long time. Another satisfied client!
