M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. When thinking of historic Saratoga, modern styling isn’t always the first thing to come to mind. Not for these clients…their home features sharp architectural details and oversized views of the lake. Prior to jumping into the kitchen project with Designer Justina Auer & Project Manager Steve Shanholtz, phase one included freshening up and adding a stacked laundry unit to an upstairs bathroom. Removing the laundry closet from the makeshift pantry area set the precedent for a more functional Butler’s Pantry which now includes a wet bar for beverages enjoyed in the morning or evening, a speed oven with warming drawer and tons of pantry storage. Like a domino effect, the Butler’s Pantry freed up the possibilities in the kitchen. The overall layout of the kitchen did not change, but tweaks were made to make it more functional to entertain and cook. Lead Carpenter Vinny Augustine executed the vision impeccably. Both the main & island sinks increased in size to allow two chefs to work in the space, while moving the fridge down created a large gadget & appliance garage storage. Terren Landscapes http://www.terrenlandscapes.com Project Entry: Pembrooke Estate Rain Garden 2014 PLNA Awards for Landscape Excellence Winner Category: Sustainable Landscape &60,000-$120,000 Award Level: Silver Project Description: The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. Despite the challenges faced by such an intricate design, Kebony was the perfect material to convey our desired effect of waves rippling along the ceiling. Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.
