To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Our client wanted a SIP built home and we incorporated this and many other energy and sustainability features into this home which was in the Sheboygan County Parade of Homes. Named "The Green Balanced Home", this project was all about creating practical and stunning living spaces that combined with sound environmental building materials and methods. By showcasing an assortment of leading-edge- green technologies, the Green Balanced Home was the talk of the Parade that year. In cooperation with our client, our methodology was: Start with the site: 1. Protected tree lines 2. Drought resistant vegetation 3. High proportion of natural, plantings versus higher maintenance lawn 4. Optimal home placement on lot for solar exposure 5. Narrower streets Build a high thermal envelope: 1. Inspiration for a contemporary exterior home remodel in Los Angeles

Essential, contemporary, and inviting defines this extremely energy efficient, Energy Star certified, Passive House design-inspired home in the Pacific Northwest. Designed for an active family of four, the one-story 3 bedroom, 2 bath floor plan offers tasteful aging in place features, a strong sense of privacy, and a low profile that doesn’t impinge on the natural landscape. This house will heat itself in the dead of winter with less energy than it takes to run a hair dryer, and be sensual to live in while it does it. The forms throughout the home are simple and neutral, allowing for ample natural light, rich warm materials, and of course, room for the Guinea pigs makes this a great example of artful architecture applied to a genuine family lifestyle. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Natural daylight enters both from the tilt & turn and fixed windows in the living and dining areas, and through the terrace door that leads seamlessly outside to the natural landscape. This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

At the apex of a quiet cul de sac, with the Brunswick Commons trail meandering just footsteps from the backyard, an active retired couple wanted to build their forever home. They wanted the most efficient house they could build with at least 100% of the energy coming from their rooftop solar array. Even with a wall of pine trees directly to the south Michael Maines was able to design a house that, with high attention to detailing, we were able to make a net positive energy home. The 48 solar panels on the roof will make more than enough to power everything in the home and the extra will be credited toward the couple’s camp in northern Maine. Our diligent focus on air sealing paid off with a blower door shell test of .12 ACH50 (for comparison, passive house requires below .60 ACH50). With 12 inch thick double stud walls packed tight with recycled cellulose insulation, and heated and cooled with heat pumps, this house will stay comfortable all year round.

Inspiration for a 1950s gray two-story brick house exterior remodel in Austin with a shed roof, a metal roof and a gray roof

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.
