The West Town GreenStar Retrofit is a historic landmarked two-flat in Ukranian Village that was converted to an efficient, healthy, and modern single-family home, while keeping interior and exterior historic character details. Special emphasis was put on indoor air quality and indoor-outdoor connections. The design focuses on non-toxic materials, good ventilation, low energy and water use, and the biophilic health advantages of light and views of nature. The kitchen, work, and family zones have views of the sun-filled south garden, an oasis in the urban environment containing native plants and fruit trees, rain garden, vegetable garden, chicken coop, apiary, and a patio. Outdoor connection and daylighting are also optimized through the skylight on the top level which spills light down the staircase. The energy strategy began with thorough retrofit insulation and air sealing, and included high performance windows and doors, solar thermal (hot water) and solar photovoltaic (electricity production) systems which support electric vehicle (EV) charging and high-efficiency smart lighting and appliances. HVAC is supplied by a combination of radiant heat, mini-split heat pumps, and a conditioning energy recovery ventilation system (CERV).

Our pioneer project, Casita de Tierra in San Juan del Sur, Nicaragua, showcases the natural building techniques of a rubble trench foundation, earthbag construction, natural plasters, earthen floors, and a composting toilet.
Our earthbag wall system consists of locally available, cost-efficient, polypropylene bags that are filled with a formula of clay and aggregate unearthed from our building site. The bags are stacked like bricks in running bonds, which are strengthened by courses of barbed wire laid between each row, and tamped into place. The walls are then plastered with a mix composed of clay, sand, soil and straw, and are followed by gypsum and lime renders to create attractive walls.
The casita exhibits a load-bearing wall system demonstrating that thick earthen walls, with no rebar or cement, can support a roofing structure. We, also, installed earthen floors, created an indoor dry-composting toilet system, utilized local woods for the furniture, routed all grey water to the outdoor garden, and maximized air flow by including cross-ventilating screened windows below the natural palm frond and cane roof.
Casita de Tierra exemplifies an economically efficient, structurally sound, aesthetically pleasing, environmentally kind, and socially responsible home.

Wood slat elements provide shading from the sun, and the window system is thermally broken; both features work to increase energy efficiency. Wildfire mitigation strategies, crucial for this region, are applied, including landscaping kept away from the house and a 1-hour fire rating construction for the entire building.

The SIX is a 52-unit affordable housing project provides a home, support services and rehabilitation for disabled veterans. It is located in the MacArthur Park area of Los Angeles. McArthur Park has one of the highest densities in the USA with over 38,000 people per square mile and a total population of 120,000 people in 2.72 square miles.
Offering shelter and comfort, the SIX breaks the prescriptive mold of the traditional shelter by creating public and private "zones" in which private space is deemphasized, in favor of large public areas. The organization of the space is intended to transform the way people live-away from a reclusive, isolating layout towards a community-oriented, interactive space.
The ground level contains offices, support spaces for the veterans, bike storage and parking while the second level has a large public courtyard. Surrounded by four levels of housing units with balconies wrapped with a wood screen made from recycle planking the courtyard has large openings with green roofs that visually connects the space to the street on the lower level beyond. This allows the tenants to enjoy a secured open space while still connecting to the larger community.
The uppermost level has a green roof, large public patio and edible garden with panoramic views of the area.
The SIX distinguishes itself from most conventionally developed projects in that it incorporates energy efficient measures that exceed standard practice, optimize building performance, and ensure reduced energy use during all phases of construction and occupancy. The planning and design emerged from close consideration and employment of passive design strategies. These strategies include: locating and orienting the building to control solar cooling loads; shaping and orienting the building for exposure to prevailing winds; shaping the building to induce buoyancy for natural ventilation; designing windows to maximize day lighting; shading south facing windows and minimizing west-facing glazing; designing windows to maximize natural ventilation; utilizing low flow fixtures and storm water management; shaping and planning the interior to enhance daylight and natural air flow distribution.
