ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

Today we present to you our take on modern time Americana. We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage. As you walk in you will see the fireplace with its new stone facade and wooden mantel above. Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining. The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases. extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens. The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well. A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom. The result is what we consider today’s Americana for the classical ranch homes.

The previous two-tiered peninsula was bulky and separated the cook from dining area. Replacing with a one level peninsula, large apron front sink and gorgeous brass faucet make the space feel more open, spacious and introduces extra seating and counterspace. Calcatta gold drapes the countertops and backsplash and a spark of black and brass complete this sleek design.

After completing their son’s room, we decided to continue the designing in my client’s master bathroom in Rancho Cucamonga, CA. Not only were the finishes completely overhauled, but the space plan was reconfigured too. They no longer wanted their soaking tub and requested a larger shower with a rain head and more counter top space and cabinetry. The couple wanted something that was not too trendy and desired a space that would look classic and stand the test of time. What better way to give them that than with marble, white cabinets and a chandelier to boot? This newly renovated master bath now features Cambria quartz counters, custom white cabinetry, marble flooring in a diamond pattern with mini-mosaic accents, a classic subway marble shower surround, frameless glass, new recessed and accent lighting, chrome fixtures, a coat of fresh grey paint on the walls and a few accessories to make the space feel complete.

The finished space is awe-inspiring and perfect for hosting, family dinners, testing new recipes, and everything in between!

This transitional bathroom remodel was completed primarily for two teenage girls who wanted a pop of color, but a bathroom that will stand the test of time. Plenty of storage options were given through cabinetry and a closet in the room. The perfect combination of form and function, this bathroom gets rave reviews by all who visit.

In collaboration with DeLuna Designs, Shanae Mobley of Reico Kitchen & Bath in Springfield, VA designed a transitional two-finish kitchen remodel featuring Merillat Classic and Masterpiece cabinetry.
